Its all about the service, read on...

I have seen several posts here lately about fees and service and FSBOxs.

Veteran agents know, it is all in the service you provide. You aren't born a Realtor or real estate agent you have to earn it. You get out of real estate school or join a big brokerage and you think, hey I am here you should pay me xxx amount. Why? Because I am here. I am Realtor, pay me.

It does not work that way. You must prove your credibility and your work ethics. Your marketing plan. Your previous history. If you don't have history, that is OK too, if you can show the marketing plan and your enthusiasm and sincerity, honesty, etc....You must also click with your clients. You must be personable. The fees are earned. The trust is earned. I have an ad on my buyers page that was from the Realtor organization saying "Do you have 1400 minutes a day to commit to finding a home?" Most folks who work a 40 hour week and children at home don't. However there may be some out there that do. There may be some homeowners, as sellers that are retired and wish to do a lot of the work themselves, so introducing the menu pricing. There may be some rookie agents out there that could click with Mr. or Mrs. Retiree and be able to work together on a fee and the service. Just remember this in your everyday life. No situation is the same.

I personally wish to only be a full service Realtor. I take pride in my job and know marketing strategies, and want my client to need me. I have more years experience than wish to admit. I want the client who does not want to partner with me. I have earned this status. It was not handed to me when I got the certificate saying I was a Realtor. There are different levels in every business. Think about it. You can not group everyone into one category. When I got my first divorce, I was so broke, I found the cheapest guy in the Thrifty Nickel, flat fee $500 no contest. That was my man. I did not have children or property. That worked back then. Now that I have a dog, well, I would have to find full service. :)

And also remember when there was full service gas stations? What I would not give for that again. I hate the smell of gasoline on my hands. In the rain and heat. Wish they were still here.

So true Jana. Keeping up with constant changing contracts and forms, rules and regulations. It would be a shame if Mr. & Mrs. Retiree got sued just after closing because they did not fill out a sellers discosure form. Or do the buyers know about the new option period in Texas? Did you get your contract at Office Depot? Good point.

Karen there was an add that ran when I was a kid say that Earl Scheib would paint any car any color for $59.95. Today you can't paint you bathroom for that amount. He may still be in business but the price has certainly increased. However back then you didn't take the your car in unless it was a beater. They did no prep and just put the paint over the top. But, hell it was only $59.95. You received what you paid for.

The same is true today in most cases. You receive what you deliver. The price is not always the cost. The diligence and expertise of the agent will actually determine your cost. The price is always negotiable but the service can only be the best you have to offer.

Actually I had the price wrong: Earl Scheib, founded in 1937, is USA leader in low-cost auto-painting. In the 60's their slogan was: "Hi I'm Earl Scheib and I'll paint any car any color for $ 29.95 ".

I thought is was $29.95 but that seemed low. They forgot to tell you that they painted over bugs and everything else for $29.95. However, I looked it up and they are still in business. Not bad, 70 years. There is a lot of room in any market.

I remember those ads.  My step-dad painted cars for a living, but kind of in the same vein.  He had a cash business where he would carry paint & air compressor in back of truck or station wagon and go to the little used car lots (junk lots, he called them) and bondo and paint dents and scratches in the cars for sale.

Ahh, full service gas stations. We got spoiled. I still don't like to pump my own gas, the handles are always greasy or gassy. lol. Non full service real estate to me seems like they are saying, "come on in, we want your money but we are busy so do it yourself." Not the dedicated attitude of service.

Last time I remember Earl Scheib, he was painting for 129.95. That was about 15 years ago . . . haven't seen around since. What's he up to now?

Karen, all kidding aside I am really glad you did that post. I have to remind myself that everything we do is an investment into our value, whether it's immediate gratification or deferred.

In EVERYTHING. Our businesses, our relationships, our self care. Jerry Springer used to make me cringe when he would have those horrible shows and at the end he would say "Take care of yourselves and each other"

But that's it in a nutshell.

I'd probably want to take care of some of his 'guests' in a different way than intended, with a hose and some Poligrip, but whatever it takes . . .
