Friday Night high LIGHTS

By: Karen Weger

OK, it is Friday night, lets share our week's experiences....The fun time. Whew. Now we begin the real work, showing all weekend. My situation, my weekend folks canceled. So I have marketing meeting tomorrow with agents. And as I guess you can tell, I had a slow day. Had a chance to write a poem and post. I was up and ready at 6:00 am all dressed and no place to go. I did it finallly. Hired a few agents. Mary and I have discussed this. I have worked independent and alone for 2 years after leaving the big agency. Did very well. Now opened an office and hiring agents. It is very tough giving up the leads to the agents. I need a break. Been working 24/7. But also, if they can't service them, and I could have...........Oh well, here I am writing to you folks, hoping you all had a good week and some good stories to tell. In this business we end a week on Friday and start the new week on Saturday.

That's why we love this business !!!  Every day and week is different.  I feel like I have traveled around the world.  Changed Brokers this week and that's kind of a hassle.  My assistant is in New York for a whole week and on vacation and I'm slinging new signs in this record breaking heat wave !!!

I had a tough week. Closed escrow today for a lady in her 50's that just bought her first house and by herself. She was easy to work with but by 4am this morning I wake up in a panic because I had not recd power of attorney from sellers who had moved to New Hampshire. Got a faxed version that the title company was ok with so we closed. Birthday party tonight for my grandson Wylie who just turned 4 and it was of course at my house and had to clean and get food ready. Missed my moms birthday today. A closing in the morning at 9am, could not believe the title company is going to open for us. Looking forward to closing that one because it has been on the market for 3 years fsbo and they finally trusted an agent and it was under contract in a month. good times.

Wow, Mary, you are right, long week. And you were exactly right earlier in your post. Sometimes, you cannot think through all things when they are so busy. I am like that most days. You must have thinking time. I had an offer today on one of my listings. Really wild. Lease before buying, up to 106 days, 30 days option, blah blah, I told my seller, I need to have some quite time to think about that one. And by the way, I mentioned you. I took the plunge and hired a couple of agents, you should too. It is hard to give up the bizz, but you can't work yourself into the ground. And my Mom who is deceased now, her birthday is August 3rd. That was kinda depressing for me, but why I mentioned it, you too were raised by a LEO?

Karen, I think that hiring agents was a great move ... you may be giving up your leads, but giving them to people who will help you grow your company ... in the end, the leads will still work for you and you have something to offer to your agents. I'll be happy to give leads to those agents I hire who'll work them well ... that way I can concentrate on runing the business, work on getting more leads, and if I do have time, I can still sell homes but it's just too much trying to do it all ... it's too many full time jobs fit in one! So be happy and enjoy it! BTW, if you don't mind me asking, how many agents do you plan to have ideally in the future?

Thanks Micheala. I am open on that. I think I am doing one at a time, right now. I have room for about 8.  And how many do you have?

There's 4 of us right now, another one in the workings ... there's a desk space for at least 12-15 (it's about 1100 sf of space) if they all wanted to come in at the same time but I don't assign desk space ... there are desks and cubicles available depending on what the agent needs. Ideally, I would like to have between 15 - 25 agents, depending on the level of their production ... still a lot of hiring to do ... obviously, my market is much bigger and a lot more agents, so the number is not that unrealistic.

That is great. And yes, after reading your post the other day, I decided I would not assign desks. But if I could get a high producer, veteran agent, I would. Thanks! Good luck to you.

Thanks Karen. Good luck to you too! And sure, if you get a high producer, offering him/her their own desk is just one more thing you can do to motivate them to stay with you for as long as it works for both. Kind of like what I said earlier this week ... Sarah can have our preferred parking spot ... the rest is on a first come first serve basis. But her cars make us look good :-).

"I second that Radley" just had a couple from FL move to GA

We will now see a ton of this with the subprime mess.
