I was just reading a post where the topic of finding properties came up. Yesterday I was showing a client. At the stop sign I glanced quickly at my Mapsco book to see how many streets down the property was. She commented, wow you read a map well. I said, yes, years of experience.

In today's market I feel agents are resorting to GPS devices and internet directions too much. These only give you basic directions to a property and sometimes it is wrong. I feel all agents should use a real map and memorize it back and forth. I will highlight my entire tour on it. Then study it. You should know what street is in front, back, etc....before long you will know the area well enough not to have to use it so much, you will be able to visualize in your mind the map and where you seen the street.

Of course I am jealous that when I started in real estate, a GPS that talked to you was something in a science fiction movie, and your MLS was a book in your front seat. :)

Happy Selling!

I use Streets and Trips to print maps to all properties. Sometimes the map is not right or there is a brand new neighborhood that is not mapped yet (in my version). Don't own a GPS yet.

I have one subdivision that I swear they move the streets around daily. No matter how many time I go there, I still get turned around.

Karen this is a fabulous point for anyone driving around Canyon Lake. I have lived up here 7 years - I still get lost in what I refer to as "Oblate-land." It is a rat maze surrounded by water on 16 sides.

Also, nothing beats actual knowledge - it takes up to two years for new streets to be entered into the internet/GPS devices. One of my listings is in nowhereland. I am constantly advising agents on exactly how to get there because Garmin says it doesn't exist.

Anna, so true, you know our area.  A client once told me they had used their GPS to get out here, wanted to drive by the property first. I said where are you? She told me, well, they were on the opposite side of the lake from where they needed to be, guess GPS service did not take into account their was a lake dividing Cranes Mill Road, which there is one on South side of lake and North side of the lake.

Never fear, I went and got her.

Oblate land is a killer, round and round you go.

Does not help that the street Stagecoach is in 3 different places.

Our MLS has a field for the LA to enter directions.  I just noticed one the other day (very established neighborhood) that had the wrong directions!  Out-of-area Agent.....I wonder if she ever saw the property.

Yes, I was kind and emailed her the correct directions.  She still hasn't updated them.

Karen, we have quite a lot of subdivisions in Northern Illinois, especially just south of the Wisconsin border, that were built in the last 5 years or so and a lot of them still aren't on the maps - online, print, gps - none! You either have to rely on knowing the area or hope that the listing agent put the correct directions in the MLS. What a pain having to drive in the middle of what use to be a field, not knowing where you are!
