 I have been giving by buyers a housewarming party, I have them invite there family and friends. I will provide hamburgers and hotdogs and sides. I have found that not only do the new homeowners love the idea and can seem to thank me enough, the business form others who attend more then make it worth my time and money. I will spend and average of 200.00 dollars and pick up 2 or 3 more clients. This has been a great ROI. If you have a chance, try it on your next sale. Another way to help even more is to offer the same idea to the buyers of your next listing after the closing. In most cases I have found that the agents who had the buyers for a listing of mine, seldom follow up with them.

I think that is a great idea. You could also invite all the neighbors to meet the newbies and have a block party. Or, provide the burgers and dogs and ask the neighbors to bring side dishes. Thanks Larry. You got me thinking early this morning, so I will be tapped out about noon. lol

Hi Michael,

I find it hard to see how by offering a house warming party for the otherside is looked at as stealing a client. The other agent could come if they wanted too.

Hey Phil,

I our area having a house warming party or a nieghborhood party works well. I suggest the you try it again.

In my previous career we made a point of trying to do more "internal marketing" as opposed to "external marketing" because internal marketing pays off so much better and costs less. Your idea is what I would call "internal marketing".

I like the housewarming party.  Sounds much more cost-effective.

They rent those large plastic ballon like water slides, or enclosed trampolines, so the kids want to come.

Chris and Berna claim they have never failed to list a property in "their farm " because of the event. It also provides an opportunity to visit with potential clients.

I learned about this tactic through Buffini - the idea is to get the addresses & phone #'s of the client's friends and to send the invitations yourself.  Then, you meet them at the party and they are added to your data base.

Another take on this would be to offer to send the change of address notifications to your client's friends and family.  You get the address & phone # list...mail the address changes, call to confirm they received them.
