Down Payment Assistance Programs

Hello all, I am a newby and have been reading, learning and enjoying the exhanges. Today I received an e-mail regarding downpayment assistance programs.  Do any of you mind sharing your thoughts on that? The enclosed link gives a little more info. Thanks, Linda

Millionaries default on mortgages too.

I probably sound like a bleeding-heart liberal. Those that know me will tell you nothing could be further from the truth, but this is one program that works, and works well. At least from what I have seen...

There are some other programs that may or may not be specifically for first timers such as Nehemiah and Genesis programs.

Velda - Nehemiah was specifically mentioned in the article as possibly being banned. ANd yes, some citites and states have similar programs, but my concern is that if they are eliminated at the Fed level, the states and cities are sure to follow shortly behind.

It seems to me (after reading some more) that there is an attempt to lump these programs as part of the cause with the subprime problems??  

There is an impending problem here in Macon. People who have bought through the city program have 2 mortgages. The second goes into repayment 3 years after closing and with a shorter amortization period.  Folks are worried about having two notes and not being able to meet that obligation.  Now many are trying to sell and there is little to no equity in their properties. I think, if they had gone through the gift foundation and amortized their loans over 30 years or so it would have been more manageable plus the psychology of having only one payment as opposed to two.

As Jay says, if this passes, state and city programs could be the next casualty. I'm in agreement that people that I've dealt with using these programs tend to take special pride in their homeownership.
