Are your buyers thieves?

Our county board just sent out a notice through the MLS about an older couple posing as buyers to rob sellers of the antiques.

  They apperantly  unlocked a  window   to come back at a later time. They are now seeking this couple out.  

 

1. always be sure to go back through each room and check all windows and outer doors. Buyers maybe being kind, and want to help but, they  should not.

2. Have your sellers put anything away out of sight that might be tempting , exspecialy small itmes like jewlery.

3. Never leave your buyers at the property you just viewed even if it is locked up tight. Sometimes they have a ton of famliy with them and they like to stand around and chit chat, but you have another appointment.  Follow them out .

I know every one knows this, but we get busy and side tracked somethings. Just a friendly reminder that it does and can happened.

We have been having issues with people impersonation agents.  They call the listing office to set up showings on homes.  Then they go and steal from the homes.  We just recently changed over to electronic LB's but not everyone uses them.  I have had a few offices call me up with confirmation on a showing I never set up.  (which is surprising that anyone would try to impersonate me.  No one can pronounce my last name)

Open the drawer and it is was FULL of jewelry.  I quickly closed the drawer.  but it freaked me out.

I'm thinking, if something goes missing we are the only ones here and could get blamed.  

I tell my sellers, put it away, lock it up and don't leave it laying around.

We assumed the seller had removed them while the house was sitting empty and being shown, so when we wrote the offer, we asked for them to be replaced. Then we got a call from the listing agent asking what the heck we were talking about. Turned out someone had removed all the good stuff during a showing. Only agents with clients had come through, and there must have been at least ten doors in the place; it wasn't like the agent could have missed seeing his or her client removing them all and walking out with them. We were outbid and didn't get the house, but last I heard, the seller never did get them back.

I showed a property where a pistol was loaded and left on the nightstand I called the listing agent and told her about the gun and she said the lady was an older lady and she gets scared at night.  I told her not to worry it scared my people right out of the house.  Next house please.

Here we have a lot of people that collect guns, hunt, and have several gun cabinets.  I advise to keep locked but I would like them off site while the property is listed with me.
