There are just some areas, that perfection is a must. Like knowing understanding the contracts we write for our buyers and how to &lt;SPAN class=mceItemHiddenSpellWord&gt;nego&lt;/SPAN&gt; a sellers contra&lt;/SPAN&gt;ct, and the obligations they make, what has to be done to get the job closed, everything that pertains to the physical &amp;amp; mental thinking part of our daily jobs. &lt;/P&gt;
&lt;P&gt;&lt;SPAN class=mceItemHidden&gt;Trying to write a post that will be helpful and contribute to this &lt;SPAN class=mceItemHiddenSpellWord&gt;blog&lt;/SPAN&gt; in away that people will read . I look to this site as place that we can share ideas of how&amp;nbsp; to accomplish things in better way, or ideas to solve problems, a resource that could&amp;nbsp;become invaluable.&amp;nbsp;&lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;S&lt;SPAN class=mceItemHidden&gt;o, how important does it become, that every word be perfect because of the fear of criticism.&amp;nbsp;&lt;/SPAN&gt;&lt;STRONG&gt;&amp;nbsp;Some&lt;SPAN class=mceItemHidden&gt; people will not participate&lt;/SPAN&gt;&lt;/STRONG&gt;, but only read,&amp;nbsp;because someone has stated, their perfection and the lack&amp;nbsp; of others out load. . &lt;/P&gt;
&lt;P&gt;&lt;SPAN class=mceItemHidden&gt;Posting &lt;SPAN class=mceItemHiddenSpellWord&gt;blogs&lt;/SPAN&gt; and topics for others to read, is time consuming and&amp;nbsp;challenging to most, I would assume, I know it is for me. Not only does is set important information out there to the public and your peers, it also transfers your personality . Just trying to stay at the top of your game everyday, to produce the level of production to say "&lt;/SPAN&gt;&lt;EM&gt;hey&amp;nbsp;I can be in this business and be good at,! Can be &lt;SPAN class=mceItemHidden&gt;a daily challenge for some"&lt;/SPAN&gt;&lt;/EM&gt;&amp;nbsp; This market is tough, and only the strong will survive. &lt;/P&gt;
&lt;P&gt;&lt;SPAN class=mceItemHidden&gt;I try to be perfect with my spelling, the way, I put the words together, but the time it takes, &lt;/SPAN&gt;&lt;EM&gt;&amp;nbsp;lots of time&lt;/EM&gt; and r&lt;EM&gt;ereading&lt;/EM&gt; and &lt;EM&gt;rewording&lt;/EM&gt;, thinking, &lt;EM&gt;hey what is going to be said about it.&lt;/EM&gt; My time is valuable&lt;SPAN class=mceItemHidden&gt;, so is yours, I am sure. So how is it, &amp;nbsp;that someone &amp;nbsp;can be so absolute, &amp;nbsp;when you have misspellings. Yes there is spell check, I have forgotten to use it a couple of times , but really is that the most important thing to worry about.&amp;nbsp; We are sharing , we get in a hurry and &lt;SPAN class=mceItemHiddenSpellWord&gt;opps&lt;/SPAN&gt;! there's mistakes.&lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;&lt;SPAN class=mceItemHidden&gt;I don't mind the, &amp;nbsp;reminder &amp;nbsp;now and again , that , maybe I should make a change, or that the words or off. But let's not turn others off to what can be an awesome resource, because they fear what&amp;nbsp;someone&amp;nbsp;&amp;nbsp;might have to say and how they say it.&amp;nbsp;&amp;nbsp; &lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;So if you are a reader, not a writer and have been putting off posting,&amp;nbsp;because of the above mentioned things,&lt;U&gt; &lt;STRONG&gt;&lt;EM&gt;PLEASE POST&amp;nbsp;your&lt;/EM&gt; thoughts now&lt;/STRONG&gt;&lt;/U&gt;!&amp;nbsp;do not let the fear keep your from sharing!!!!&amp;nbsp;&lt;/P&gt;

&lt;P&gt;&amp;nbsp;1. Check to make sure the property has a HUD tag. They are&amp;nbsp; located on the outside as metal clip or under a sink in an older home. If the property does not have a tag your buyer will have to go&amp;nbsp;conventional &amp;nbsp;lending. That will require 20%-30% down.( if you can find one that will do it) otherwise cash&amp;nbsp; sale.&lt;/P&gt;
&lt;P&gt;2. If it has a HUD tag the next question is it on a&amp;nbsp;permament&amp;nbsp;foundation? Meaning a basement or tied down below freeze level. ( check with your county requirements)&lt;/P&gt;
&lt;P&gt;3. It has to pass an&amp;nbsp;engineniering &amp;nbsp;report for the structure&lt;/P&gt;
&lt;P&gt;4. Road&amp;nbsp;&amp;nbsp;agreement.&lt;/P&gt;
&lt;P&gt;If the property has all of these it should be able to go FHA. These are the things the lender&amp;nbsp;I use&amp;nbsp;gave me as &amp;nbsp;guidelines to get started on these types of properties.&amp;nbsp;I hope this helps for any one who is unaware of the requirements, to go FHA . It always seems you become educated at the week of closing when the lenders say&amp;nbsp;&lt;EM&gt;&lt;U&gt;I am sorry we can not give the loan or you need 30% down and are going to pay a much higher&lt;/U&gt;&lt;/EM&gt; &lt;U&gt;&lt;EM&gt;rate&lt;/EM&gt;&lt;/U&gt;.&amp;nbsp;&lt;EM&gt;&lt;U&gt;or sorry we can't do the loan it is manufactured not modular&lt;/U&gt;&lt;/EM&gt;&lt;/P&gt;
&lt;P&gt;&lt;SPAN class=mceItemHidden&gt;If it does not have a &lt;SPAN class=mceItemHiddenSpellWord&gt;hud&lt;/SPAN&gt; tag it will have to go&amp;nbsp;conventional or CASH and well that is not pretty picture. FHA is the best way to take these but it has to meet these requirements. &lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;Country Wide has a program for these type of properties, how ever make sure the lender you use understands the requirements because a lot of them don't and&amp;nbsp;will cause you a ton of headaches . &lt;/P&gt;

&lt;P&gt;&amp;nbsp;&amp;nbsp;They apperantly&amp;nbsp; unlocked a &amp;nbsp;window&amp;nbsp; &amp;nbsp;to come back at a later time. They are now seeking this couple out.&amp;nbsp;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;&amp;nbsp;&lt;/P&gt;
&lt;P&gt;1. always be sure to go back through each room and check all windows and outer doors. Buyers maybe being kind, and want to help but, they &amp;nbsp;should not.&lt;/P&gt;
&lt;P&gt;2. Have your sellers put anything away out of sight that might be tempting&amp;nbsp;, exspecialy small itmes like jewlery.&lt;/P&gt;
&lt;P&gt;3. Never leave your buyers at the property you just viewed even if it is locked up tight. Sometimes they have a ton of famliy with them and they like to stand around and chit chat, but you have another appointment.&amp;nbsp;&amp;nbsp;Follow them out . &lt;/P&gt;
&lt;P&gt;I know every one knows this, but we get busy and side tracked somethings. &lt;P&gt;This new vista program is driving me nuts!!!&amp;nbsp;It seems not matter what you do, &lt;SPAN class=mceItemHidden&gt;&amp;nbsp;it ask you a&amp;nbsp;multiple &amp;nbsp;times ARE you sure? allow program? then provides almost a hidden top bar to click on to&amp;nbsp;get where you where wanting to go.&amp;nbsp; &lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;&lt;SPAN class=mceItemHidden&gt;Here's a tip I learned&amp;nbsp; &lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;&lt;SPAN class=mceItemHidden&gt;Under the health check back-up the program. You must use a disc or external drive. ( the program goes directly to the d drive and deny's stating low memory) . The tricky thing is the way they have it set up is very misleading. When your are first setting up your system, (I thought it was like a back up for system restore, to create a restore point &lt;/SPAN&gt;&amp;nbsp;in windows XP.) &lt;/P&gt;
&lt;P&gt;&lt;SPAN class=mceItemHidden&gt;&amp;nbsp;So any one feel like sharing some information and their experience with Vista and possible easy fix? I would love to know how to stop it from asking so many questions, one time is enough , but it repeats itself &lt;SPAN class=mceItemHiddenSpellWord&gt;serveral&lt;/SPAN&gt; times. &lt;/SPAN&gt;&lt;/P&gt;
&lt;P&gt;However there is a very cool updating system that you can check for current updates and compatibility upgrades and notifies you when a better solution is found to older programs. Health check is nice too.&amp;nbsp; &lt;/P&gt;
&lt;P&gt;&lt;SPAN class=mceItemHidden&gt;If your planning to upgrade XP to Vista be sure you have some time to&amp;nbsp;waste and patients to read a lot .&amp;nbsp;I have not been able to find the &lt;SPAN class=mceItemHiddenSpellWord&gt;proffessor&lt;/SPAN&gt; &lt;SPAN class=mceItemHiddenSpellWord&gt;Xp&lt;/SPAN&gt; that gives you,&amp;nbsp; for an overview of how everything is set up .&amp;nbsp;&amp;nbsp;&lt;/SPAN&gt;&amp;nbsp; &lt;/P&gt;

&lt;P&gt;The treo palm goes thru everything and says that it has lost computer connection between handheld and desk top. The cord has stayed connected to the computer and does everything it has always done but back up and store . &lt;/P&gt;

I also have had one coming thru with the commision box checked for both the seller paying Comm and the buyer paying this BAC fee. &lt;/P&gt;
&lt;P&gt;I was told that it is&amp;nbsp;a charge that CBG is starting to charge all their clients at the closing of a transaction. Not an agent fee but a client fee. I was shocked that this was being passed on to clients and not the agent. or is it and the agent&amp;nbsp;is passing the buck over to the clients, in these cases.&lt;/P&gt;
&lt;P&gt;If it is an agent fee I guess they have given them self a raise by passing the fee on to the client.&amp;nbsp;Not sure what my feelings about it are, just curious to the change, and if that was CBG's intention that it be passed on to the client and not the agents cost of doing business. &lt;P&gt;My understanding it will be compatible with the mls but not my palm or phone treo for supra.&lt;/P&gt;
&lt;P&gt;Does it work well with our P2 website ?&lt;/P&gt;
&lt;P&gt;The only way I can get palm or treo phone is to have a windows op system on it as well, and that pretty much defeats one of&amp;nbsp; reasons I want to switch to a Mac. NO Errors&amp;nbsp; or virus problems.&lt;/P&gt;

&lt;P&gt;Was starting to get &amp;nbsp;a little concerned, &amp;nbsp;it just kind of fell off near end of first quarter, it was crazy for a couple of months, then nothing hardly was happening&amp;nbsp; getting some real good listings just no buyers to be found, the inventory is growing &amp;amp; growing, waiting patienlty something will happen, it has to, even a showing on something would be a plus, anything, &amp;nbsp;to know there's a market out there happening. &lt;img src="https://www.reliberation.com:443/emoticons/emotion-43.gif" alt="Confused" /&gt;&lt;/P&gt;

&lt;P&gt;How does your contract work in your state with this clause? In MO a buyer could waive when then contg is called and proceed to the inspection part, and move forward, but still has all the rights to terminate uner the inspection par and need realy no just reason only get and pay for one imspection &amp;nbsp;and provide to the seller that copy. I have only realy had this happen once but now has made me rethink why we even have this form of waiver. &lt;/P&gt;
&lt;P&gt;This is what happen,,,,,,, property went under congt contract, another contract came 2weeks later seller called congt.(72hr kick out)&amp;nbsp;buyer waived and proceeded forward, with inspections (10days) They waited untill the very last day down to the minute on each time frame and then&amp;nbsp;&amp;nbsp;&amp;nbsp;termainated &amp;nbsp;because the buyers house did not go under contract. They &amp;nbsp;provided the seller with their inspection report and walked away&amp;nbsp;. There is no protection for sellers.&amp;nbsp; &lt;/P&gt;
&lt;P&gt;&amp;nbsp;The inspection realy had no problems nothing that could not have been worked out, minor repairs.&amp;nbsp;&amp;nbsp;The&amp;nbsp; Buyers agent was called out on it, and&amp;nbsp;did submitt a notice again for way out of the ball park if your going to give it to me &amp;nbsp;I'll by notice, of cousre sellers refused. end of story.&lt;/P&gt;
&lt;P&gt;The home did go under contract the next week, and sold but the frustration that everyone had to go through was just so avoidable. Not to mention the second buyers where so disappointed because they realy wanted that house , but had to be moved in by a certain date and could not waite around. There has been threads on the nieghborhoods that P2 sell. I have&amp;nbsp;used &amp;nbsp;those, on occasions. How do the spotlight adds compare to what the nieghborhoods do? Seems like they would be possibly&amp;nbsp; be overiding the object of purchasing the neighborhoods, and take that placement away.&amp;nbsp; Then&amp;nbsp; you have placement if your in the top of your state for P2I.&amp;nbsp; Does your placement take a hit because of purchased spotlight adds or neighborhoods ? Does it generate a different kind of traffic , and how is it different? &lt;/P&gt;

It is target for your kids and their schools to make friends. Very much like my space. My daughters friends at school turned her on to this website and with out my permission has established an acount and set up space. I was surprized to find that cyber bulling is becoming very common and happening to her. &lt;/P&gt;
&lt;P&gt;After checking out the site&amp;nbsp;I found several young girls in our area have&amp;nbsp; &amp;nbsp;set up&amp;nbsp;&amp;amp;&amp;nbsp; &amp;nbsp;have put in their school location and age, pictures and the talking that goes on is well above what pre-teens and young teens should be doing (in my opion) never the less the vunerablity it puts these kids in for things other than just cyber bulling. &lt;/P&gt;
&lt;P&gt;I wanted to warn parents to beware of this place and the possible effects it can have on your young child. Kids this age don't think about the possiblity of what could happen. There is no parent permission required, and looks like no kind of montering either. &lt;/P&gt;
