We all find ourselves looking to be perfect especially in our chosen field of profession. There are just some areas, that perfection is a must. Like knowing understanding the contracts we write for our buyers and how to nego a sellers contract, and the obligations they make, what has to be done to get the job closed, everything that pertains to the physical & mental thinking part of our daily jobs.

Trying to write a post that will be helpful and contribute to this blog in away that people will read . I look to this site as place that we can share ideas of how  to accomplish things in better way, or ideas to solve problems, a resource that could become invaluable. 

So, how important does it become, that every word be perfect because of the fear of criticism.  Some people will not participate, but only read, because someone has stated, their perfection and the lack  of others out load. .

Posting blogs and topics for others to read, is time consuming and challenging to most, I would assume, I know it is for me. Not only does is set important information out there to the public and your peers, it also transfers your personality . Just trying to stay at the top of your game everyday, to produce the level of production to say "hey I can be in this business and be good at,! Can be a daily challenge for some"  This market is tough, and only the strong will survive.

I try to be perfect with my spelling, the way, I put the words together, but the time it takes,  lots of time and rereading and rewording, thinking, hey what is going to be said about it. My time is valuable, so is yours, I am sure. So how is it,  that someone  can be so absolute,  when you have misspellings. Yes there is spell check, I have forgotten to use it a couple of times , but really is that the most important thing to worry about.  We are sharing , we get in a hurry and opps! there's mistakes.

I don't mind the,  reminder  now and again , that , maybe I should make a change, or that the words or off. But let's not turn others off to what can be an awesome resource, because they fear what someone  might have to say and how they say it.  

So if you are a reader, not a writer and have been putting off posting, because of the above mentioned things, PLEASE POST your thoughts now! do not let the fear keep your from sharing!!!! 

My advice  Treat others, as you would like to be treated.

Here are the rules I  have learned to live by with these types of properties.

 1. Check to make sure the property has a HUD tag. They are  located on the outside as metal clip or under a sink in an older home. If the property does not have a tag your buyer will have to go conventional  lending. That will require 20%-30% down.( if you can find one that will do it) otherwise cash  sale.

2. If it has a HUD tag the next question is it on a permament foundation? Meaning a basement or tied down below freeze level. ( check with your county requirements)

3. It has to pass an engineniering  report for the structure

4. Road  agreement.

If the property has all of these it should be able to go FHA. These are the things the lender I use gave me as  guidelines to get started on these types of properties. I hope this helps for any one who is unaware of the requirements, to go FHA . It always seems you become educated at the week of closing when the lenders say I am sorry we can not give the loan or you need 30% down and are going to pay a much higher rate. or sorry we can't do the loan it is manufactured not modular

If it does not have a hud tag it will have to go conventional or CASH and well that is not pretty picture. FHA is the best way to take these but it has to meet these requirements.

Country Wide has a program for these type of properties, how ever make sure the lender you use understands the requirements because a lot of them don't and will cause you a ton of headaches .

 I am looking for a new software program that will be compatible with Windows vista .   Need something user friendly  that wont take hours to learn and has enough clip art , any suggestions?

Our county board just sent out a notice through the MLS about an older couple posing as buyers to rob sellers of the antiques.

  They apperantly  unlocked a  window   to come back at a later time. They are now seeking this couple out.  

1. always be sure to go back through each room and check all windows and outer doors. Buyers maybe being kind, and want to help but, they  should not.

2. Have your sellers put anything away out of sight that might be tempting , exspecialy small itmes like jewlery.

3. Never leave your buyers at the property you just viewed even if it is locked up tight. Sometimes they have a ton of famliy with them and they like to stand around and chit chat, but you have another appointment.  Follow them out .

I know every one knows this, but we get busy and side tracked somethings. Just a friendly reminder that it does and can happened. 

What a cool program note book 2007 is. I love it!!! I just starting using it to help me with my website with posting links and developing pages. can't waite to really get to learn this program a little better and how to best use all the features.

 So excited had to share! it is worth the cost of the upgrade to office.

After a very recent new PC purchase, it came to mind that we have possibly  been trained to become a throw away society.

looking back to my younger years, I  can remember as a young girl collecting soda pop bottles to take to the local store for my -.03-.05 and exchanged it for a free soda pop and possible some .02 candy too.  Immediate reward for doing the right thing. Where has that gone?  On to bigger and better things?

Now we  collect aluminun   cans and you must collect  a lot , and you can't take them to your local store, you go to the recycling place. most generaly people don't do this, because of the idea of keeping all those bags of smelly cans around or the amount you would have to collect    by yourself would take forever to reap any wards worth getting. I guess you could go around and collect off the streets and out of trash cans around town if you realy wanted to. Like that ice skater who did it for her skating lessons. ( Tonya something or another one who will always be remember by the busting off the knee of Nancy Karegin(sp?))

My father does collect cans his last trip reap him over $100 but he had 25,  30 gal bags of smached down cans. He is a collector of sorts he does not beleive throwing anything out. It has become some what of a conversational topic in our family about his ability NOT to be able to throw anything away  (he might need it  one day) 

 Cell phones, really  has it come down to the fact that by naming a cell phone by a food item we are enticed to by it? The new chocolate phone is now available and  in several  . Every 2 years we can receive a new improved better phone for free. (that is already outdated and going to be obsulete in about 2 minutes because some  other company is getting ready to launch their new product that we can not live with out. )

Back in May 07 I did upgrade to the Treo 650 one of the few phones that support our ekey service in my area. This was a 2 fold benifts for me now I have one less item to carry with me when showing a home! Great no more jumbling things around, and it just so happened to be an on  sale  item with a huge rebate that month. so instead of having to pay   into the 399 price range I got it for around 150. I was pleased with myself needless to say.

Well there was a reason for this, it was now a product that is no longer available happened in about 2months. (they put them on sale to get rid of them. )

Now I am really going to get going because , this is what really just burns. I had no choice but to purchase a new PC and of course now the only OS available on them is Windows Vista.  Guess what vista has loads of glitches one being the compatibility issues  it has with older version software programs. (meaning anything that is not as , old as Vista or made for vista)  they actual have released and force fed a product that if your really lucky you might be able to find something on line after hours and hours of research to make your camera, palm and older software products work but not guaranteed to work properly or not to cause you problem with in your new system.

So now I have all this software I used on a daily basis that I can't use. I could try if I want to spend all those hours hoping that there is something out, and it will work right. of course vista was thoughtful enough to say it will let me know when and update for it is available. BIG DEAL I can't waite until it comes available, I need it now, so I will have to purchase new software.

Is it even legal to sell your older software to get some of the cost back as a consumer? I not sure but I don't think it is.  Like to know for sure on that one.

 OK now the my new treo will only work if I blue tooth wireless internet on my palm for updates to supra only this will not resolve the issue of hot sync info back to my computer unless I go have bluetooth installed on it and still not totally sure that will resolve the issue, with information transfer.  That totals 2 to new products added or services that will need to be paid for.

I called the geek squad thinking , I am not a real wiz just maybe I am missing something here, or doing something incorrectly with this program . The geek squad can't do anything for me other than try to do the same thing I have been doing to make it work. Spent hours on line chat with palm and they could not make it work . However this summer sometime, a driver release will be available, when, no one knows, just soon. I don't think holding my breath here is a good idea.

So we as the consumer become frustrated and toss out the old and buy the new, because sometimes is not only easier but required. How can we stand for this??? We need to band together and  say enough !!!

 Another example is TVs. What is going on and how in the world have we been duked into this revolution of technology that is out dating our TVS. Soon on older TVS we won't be able to get and receive signals  on local channels, unless we upgrade to the new an improved products available. Some people still  can't  afford basic cable, let alone be lavish and have HDTDV.

Now where are these Tvs going to go, in the trash, why because again we will have no choice but to Throw it away. We have become trained to adapt to bigger and better. Most of us don't have time to realy look or complain because we are so busy just trying to make a living to keep up with the growing cost of living our daily lives . I know I am guilty of being unaware of things until it effects ME in someway. That's when most do or say something and make things happen. Maybe some don't say anything because it  wouldn't it make a difference,  or  would it????

I am not against having new technologies available I am against being   force feed !   I still have friends that don't even have cable,  not so much because of the cost factor but what they believe is healty  Tv watching for their family. Local channels only!! Why because they still have that choice, but soon, to still have a choice to watch those local channels they will have to purchase another technology product or subscribe to  cable .  What a racket they got going on. Upgrade and throw away. Why because it just simply doesn't work, not  because it BROKEN but because it is simply out dated.

How is that our TVs, VHS, dvds, Cds, radios , phones, computers and all the other, soon to be throws  aways are,  growing by the day and  our technologies are outdating our products so quickly,  and we are still paying $3.00 for a gallon of gas? Where is all this technology for the real need?  Yes you can get a HYBRID but you still need gas & electric . Do you believe that will become any more reasonable long term, and the utility companies won't raise the rates. What does it cost in electric to run those babes anyway, I have never heard have you? Some states are starting to charge a per mile fee to those who own those type of cars for tax purposes to maintain the streets and hwys.

Just maybe we should slow down and smell the roses, before our need to have bigger and better gets to out of control. My part is the start of this blogg, I have had enough, it is time to push back for the consumer to push back

It always seems no matter what , changing and upgrading can never be easy.  I was  not excited because of all the effort it takes to just get all these gadgets up and running and just using something new.

This new vista program is driving me nuts!!! It seems not matter what you do,  it ask you a multiple  times ARE you sure? allow program? then provides almost a hidden top bar to click on to get where you where wanting to go. 

Here's a tip I learned 

Under the health check back-up the program. You must use a disc or external drive. ( the program goes directly to the d drive and deny's stating low memory) . The tricky thing is the way they have it set up is very misleading. When your are first setting up your system, (I thought it was like a back up for system restore, to create a restore point  in windows XP.)

 So any one feel like sharing some information and their experience with Vista and possible easy fix? I would love to know how to stop it from asking so many questions, one time is enough , but it repeats itself serveral times.

However there is a very cool updating system that you can check for current updates and compatibility upgrades and notifies you when a better solution is found to older programs. Health check is nice too. 

If your planning to upgrade XP to Vista be sure you have some time to waste and patients to read a lot . I have not been able to find the proffessor Xp that gives you,  for an overview of how everything is set up .   

I just upgraded to a new PC and it has windows vista, trying to get my palm m515 and palm one treo 650 to hot sync.

The treo palm goes thru everything and says that it has lost computer connection between handheld and desk top. The cord has stayed connected to the computer and does everything it has always done but back up and store .

Has any one encountered this problem with trying to use vista & palm os togther?

I recently neog a contract with a CBG agent and they asked the seller   to pay for buyers closing cost but also that they pay additional $295 BAC fee to CBG for their buyer. I also have had one coming thru with the commision box checked for both the seller paying Comm and the buyer paying this BAC fee.

I was told that it is a charge that CBG is starting to charge all their clients at the closing of a transaction. Not an agent fee but a client fee. I was shocked that this was being passed on to clients and not the agent. or is it and the agent is passing the buck over to the clients, in these cases.

If it is an agent fee I guess they have given them self a raise by passing the fee on to the client. Not sure what my feelings about it are, just curious to the change, and if that was CBG's intention that it be passed on to the client and not the agents cost of doing business. Or is there a fee for both agent and client?

I need to purchase a new PC, was reasearching the possibility of a IMac. Thats is a no go .

 I am considering a Sony PC it seems to be the only other product that has everyhting built into the moniter like the Imacs.  Any one out there use a Sony, have you been pleased with the product? I have always been a HP person, but realy like the idea of everything being built into the moniter to get rid of all the cords  Wondering about he reliabilty of Sony and their performance. Any good bad or indifferent opions out there?

Okay my PC has crashed thinking seriously about going to an iMac

Any one out there using a Mac and how do you like it with the MLS and what do you do on your supra?

My understanding it will be compatible with the mls but not my palm or phone treo for supra.

Does it work well with our P2 website ?

The only way I can get palm or treo phone is to have a windows op system on it as well, and that pretty much defeats one of  reasons I want to switch to a Mac. NO Errors  or virus problems.

This purchase will be my 4th , in the past always went with HP, like their propduct , hate all the cords and the gliches that come with windows and now I keep hearing not so good about  Vista  and should waite untill it has been out for awhile.  Need some advise please help

Been waiting for it to pop again and finally it is looking up!!!  Want to send out some hope for all those patiently awaiting the good times.

Was starting to get  a little concerned,  it just kind of fell off near end of first quarter, it was crazy for a couple of months, then nothing hardly was happening  getting some real good listings just no buyers to be found, the inventory is growing & growing, waiting patienlty something will happen, it has to, even a showing on something would be a plus, anything,  to know there's a market out there happening.

Go !!!!!    has arrived and things are popping and all the prep work is  starting paying off.  It will happen !!!! keep the faith!  Ride the tide to the shore, don't and don't give up.  I hope everyone has a wonderful and productive weekend/holiday.

In the state MO the congt waiver of financing seems to be some what pointless untill pass the inspection phase.

How does your contract work in your state with this clause? In MO a buyer could waive when then contg is called and proceed to the inspection part, and move forward, but still has all the rights to terminate uner the inspection par and need realy no just reason only get and pay for one imspection  and provide to the seller that copy. I have only realy had this happen once but now has made me rethink why we even have this form of waiver.

This is what happen,,,,,,, property went under congt contract, another contract came 2weeks later seller called congt.(72hr kick out) buyer waived and proceeded forward, with inspections (10days) They waited untill the very last day down to the minute on each time frame and then   termainated  because the buyers house did not go under contract. They  provided the seller with their inspection report and walked away . There is no protection for sellers. 

 The inspection realy had no problems nothing that could not have been worked out, minor repairs.  The  Buyers agent was called out on it, and did submitt a notice again for way out of the ball park if your going to give it to me  I'll by notice, of cousre sellers refused. end of story.

The home did go under contract the next week, and sold but the frustration that everyone had to go through was just so avoidable. Not to mention the second buyers where so disappointed because they realy wanted that house , but had to be moved in by a certain date and could not waite around. Everyone seems to of lost something over that other agents lack of proffessionalism & those buyers wishfull thinking!

Anyone tired this yet and what where the results? There has been threads on the nieghborhoods that P2 sell. I have used  those, on occasions. How do the spotlight adds compare to what the nieghborhoods do? Seems like they would be possibly  be overiding the object of purchasing the neighborhoods, and take that placement away.  Then  you have placement if your in the top of your state for P2I.  Does your placement take a hit because of purchased spotlight adds or neighborhoods ? Does it generate a different kind of traffic , and how is it different?

I have recently become aware of a new website called bebo.com. It is target for your kids and their schools to make friends. Very much like my space. My daughters friends at school turned her on to this website and with out my permission has established an acount and set up space. I was surprized to find that cyber bulling is becoming very common and happening to her.

After checking out the site I found several young girls in our area have   set up &   have put in their school location and age, pictures and the talking that goes on is well above what pre-teens and young teens should be doing (in my opion) never the less the vunerablity it puts these kids in for things other than just cyber bulling.

I wanted to warn parents to beware of this place and the possible effects it can have on your young child. Kids this age don't think about the possiblity of what could happen. There is no parent permission required, and looks like no kind of montering either.
