e-marketing: What's the best solution?

While putting together a business plan for next year, I've been pondering the best way to get e-newsletters out to clients. The goal is to utilize low cost marketing while continuing to add value. Clearly, e-marketing is much less expensive than postage...and much more green!

Do I:

  • Use the solution offered by my broker which is  a hands-free solution for $30 a month that I can add custom articles to,
  • Subscribe my sphere to rss feeds and use that instead of an e-newsletter
  • Only send out e-postcards on a monthly basis
  • Send out friendly emails from my Point2 branded email one time per month with market updates
  • Send neighborhood updates via MLS on a monthly basis

What have you found that works the best for you?

Vance,

Nice job on the ebay listing. Yet another venue to consider! I suspect ebay works best for unique properties? Would you suggest posting on ebay for the average first time home buyer home?

Are you using any other e-newsletter type correspondance with your sphere?

I used to do a monthly newsletter and I need to get back into it again.  The way I did it was to put it on my website.  I created a page on the website where anyone visiting the website could ask for a newsletter to be sent to them using the feedback form.  I also listed each newsletter on that page using the online report form on Point2.  Each newsletter was created in pdf and I would upload each as a report.  I would also send an email to my database each month with a link to the pdf that was stored online at Point2.  Now, the really cool thing is that I had access to a newsletter that didn't cost me anything because it was provided by a home warranty company. All I had to do was update it with my contact info and pictures, download the pdf file onto my computer.  I could then create printed copies to put in the rack for people to pick up, email them to the database, and put on the website as an online report.  I got out of the habit of doing this when I got all tied up being a HUD broker. Now that I've terminated that contract with HUD, I should be getting back to doing this.

BTW:

Here is a sample of an old one that I used a couple of years ago...

The problem with sending attachments is that people don't open them. A link is better but not perfect.

Nice job on the e Bay listing. Yet another venue to consider! I suspect e Bay works best for unique properties? Would you suggest posting on e Bay for the average first time home buyer home? ( thank you)

E bay works with any property and works very well at least for me it has  28k so far it got the job done for sure, with millions of people looking at e bay 24/7 first time buyer or season buyer and sellers the exposure that you get is priceless for the money.

Of course it may not work for all, certain states are a powerhouse for e Bay real estate Florida,California, Arizona are the heavy hitters as far as states go, you can look at each state and see the pattern so it may not be for everyone but the price is right !!!

That listing you see on e Bay now is being paid by the (seller!) it is the second time it has been on there the first time it has over 2500 looks with many inquires one wanted to trade out a Florida gulf front condo in Venice it was turn down... most sellers will be happy to pay the fee, those who are savvy and understand what the rewards can bring.

I have been a e Bayer since 1999, I use to do newspapers but they are for news and are a failing media ( my opinion) E media is the only way to go.

As you know a business that does not advertise, sooner or later will be force to! it will be there first and last time advertisement :(

That AD will be a (Going Out Of Business)
