Their gonna put me in the movies, their gonna make a big star out of me...

Then one day Lucia was shooting at some food... next thing you know ole' Lucia's a millionaire..... kin folk said "Lucia move away from there"..... they said California is they place you ought to be...... so she loaded up her truck and she moved to beverly..... hills that is..... swimming pools...... movie stars..... (furious banjo picking)!

Enough of the intro already!  Okay, so I am reading my REALTOR Magazine and Michael Antoniak reports that true video marketing of agents and homes is basically going to be REQUIRED in the next five years, especially on upper end homes.  Not the video slide shows we have now but real live action docudramas demonstrating how great we are as agents and how fabulous our new listing is and how a consumer would be foolish not to want to move into this great home immediately!

It's easy, all you need is:

  • A reliable digital camera that records video at 30 fps with image stabilization preferably (make sure you still take a ton of still shots while you are at it, you are still going to need them as well).
  • A tripod
  • Lighting equipment for shooting interiors.
  • Video editing software for adding special effects, transitions and a soundtrack.
  • DVD burner
  • Web server space
  • Links
  • Players

Then:

  • Hire a script writer
  • Hire a director
  • Hire some supporting actors
  • Get some grips
  • Hire a few more assistants to torture
  • Set up trailer outside the house so you can have temper tantrums while you are waiting to shoot your big Master Bedroom scene!

This is where we could be heading folks.  Are you ready for this?

I'm sorry but if I'd wanted to be in film, I'd gone into acting and moved to Hollywood!

Hollywood, I am here and for hire! I won't be a spoiled party pooper like the ones you have now. I will only charge your 2 million per movie. I don't need 40 different meals everyday. Just 3 meals a day and you can even pick them for me.

I can drive myself to the set, no limo required and all I need on the set is an air conditioned trailer. A 1976 RV will do, nothing fancy. I can even use the out houses the rest of the crew uses.

I won't complain about conditions and I really won't mind doing re takes, especially having to re-due love sceens with any of the present Hollywood actresses. I can do those re-takes all day long without complaint!

So if Hollywoood is out there and looking for a new face for your movies. I can be reached at 503-524-9494, also if you want to get out of Hollywood and move to Oregon, I can also help you with that.

How many times has the future been accurately predicted by anyone?  Hardly ever.  I don't believe 95% of what I read about the future.  Those writers don't know any more than you do what will happen or what will be in use.  Will it be a passing fad?  Will it attract serious buyers?  Who knows?  So don't worry about it.  Just do your own thing.

As I offer more technology I feel higher commissions are in order. You get waht you pay for, right? Discount brokerage and the latest in technology and marketing should not go together.

By the way Lucia, you certainly have the movie star good looks! You should never discount your fees...charge extra!

So the article says that sellers and buyers are going to get "weird" on us? Can we just do a docudrama or a 20/20 and call it good?

One really good thing can possibly come out of this, maybe with an acting coach agents will be able to pronounce "realtor" right. It could happen.

Oh, no, Mike might want to dress up as spiderman for his shoots.

Todd, you better check with your wife first, mr big stuff.

I think that narrated video tours of homes will be the next big thing in real estate. It will differentiate agents and add value to the transaction with no need to discount your services.

I agree, narrated videos are the way to go. If you look overt the years first there were only still pictures, then came the virtual tours. How can you not think narrated videos are next to come. Great post, Thanks.

Howard, you must not be seeing the same lame local commercials I get. I hope that if agents do this narration themselves, they will be careful as not to be too cheesy-or they WILL have to discount their services. We use to have a big Ford dealership commercial, but the owner put on his superman suit and made cheesy commercials. He was popular, but probably sold more cheese. lol

I totally agree with Mark Cohen, I am still waiting to look up and see flying vehicles.... can you imagine? We can just fly from property to property and make movies on the way to the home and back…..awesome marketing!

I think that the narrated video tours are ok, and some I have seen are impressive, but I think they are better at marketing the realtor than marketing the property.  The best of them are branded in some way, which means that they can't have the wide distribution that something going out via IDX does - so the property marketing results would be limited to just the traffic coming to the agent's site.  It is probably too expensive to make two versions - branded and non branded because they are a time and production job.  The agent would have to do their own production to make it "cost effective" but then where will they get the time for this - which goes back to Lucia's original point.

The web RE videos I have seen are production rich but video quality poor.  Better stills show the property off nicer, I think.

Wow, thanks for the nice compliments all!  I agree, who knows what will happen.  If vendors can convince a few of us that it is the future and few agents start providing them, then you will have the vendors pushing the "follow the leader" syndrome and sellers will expect that to be standard.

Now I don't mind doing it, but it has to be simple.  I tried to paste a picture in my post here and I bet half of you couldn't see it, let alone a video!

Of course the Youtube generation may think we are lame if we don't know how to produce and distribute a video of their home on Youtube.

It's going to be interesting to see how this plays out.  I have not seen many vidoes on very many agents sites so far; but I must admit, the ones who had them done right were very engaging.

I also agree that is seems to work better for personal promotion than for home showings.

I am actually testing a simple video generation system to send out video greetings to my past clients and circle of influence.  I think I am going to sing happy birthday for them and email it to them.

Does that sound Cheesy enough!!

OK - I have to let everyone know, That about an hour after posting my comments that I got really excited. I got a call on my cell from a Southern California cell phone! I was thinking I needed to get new head shots done and maybe a haircut! But, here was my shot!

It was good news they were looking at one of my commercial listings here in Oregon, but I was really hoping it was a 2 million dollar check for a movie roll. - How disappointing! Thanks for the laugh everyone.
