Bill makes a good point. I've only got about 3 years worth of stats, but visits in general always drop off between Thanksgiving and New Years. (on the main site. Curiously, the blog traffic doesn't seem to do that.)
Yep, I concur the Holiday Exodus is upon us. Go hang in the malls.
I hosted an Open House this past weekend in a neighborhood where all the listings got together and decided to do an "Open House Extravaganza". About 4pm one of the agents from another Open House dropped by and asked how many visitors I had.....ZERO! He said he had stopped so far at 7 out of the 11 total Open Houses and NO ONE had any traffic. Across the street from my listing was a Holiday party. I took the opportunity to put flyers on all the cars parked up and down the street with a note that said something to the effect of, "Hope you enjoyed the Holiday Party in Crenshaw Hall. You, too, could host your party next year in Crenshaw Hall, Call Me for the latest homes on the market....."
While I will agree that showings and activity have slowed I will say that what I have had has been very strong in terms of strong credit and true desire to sell or buy. Quality vs. quantity?

I've noticed a decrease in traffic, but like Leesa said, the quality of what I am getting seems superior.
I just started marketing retail and commercial and have gotten some fantastic leads the last week. We will have to wait and see how they pan out.
I avoid the malls at all costs until about February, my wife loves the excitement so she can have it.

Start slow in January, peak in May-June, and slide to a crawl in December. But be prepared for Jan. & Feb., I think there will be a little more demand for housing then we think. Good luck in "08".
My broker keeps saying that we have to strike while everyone else is taking a break. Work while the other agents on vacation.
