Doggy Dangers

A number of years ago I phoned and left a message to the seller saying that I was coming by to preview their home.  It was raining hard so I removed my shoes once I was inside the home.  The sun was streaming through the window directly ahead of me so that I couldn't see any more than a few feet.  All of a sudden a dog appeared out of nowhere barking and growling.  I didn't dare turn my back on the dog, but somehow I had to retrieve my shoes.  I finally grabbed them, got out the door and put them on outside in the rain.  I can laugh about it now, but I was shaking at the time.

Did the seller ever call you back to confirm.  I had an incident a number of years ago where an agent took her client and a few members of the clients family to a home I had listed.  The agent NEVER bothered to make an appointment either with me or my office.  There were no pets but that is not the way you do business.

Agents should always be aware especially the little dogs that you think are harmless.  I think this is a common incident.  Happened to my husband several times.  Usually happens when you represent the buyer and the showing service forgets to advise you of the animal.

Glad you were ok.  We know a lot of people that have been bite.

Marianne,

I just ran across on eof those situations yesterday at a listing appointment.  I stepped into the foyer & their dog walked up like he was going to sniff my hand.  I put my hand down for him & he bit me.  Not bad enough to draw blood, but hard enough to prove my point to them that their puppy needs to be gone for showings.

I'm very leary of showing homes with small dogs.  Last year I was showing one and the dog was scared to death of us.  My client was not a dog-person and didn't have the skills needed to keep the dog from getting out of the house, and sure enough, the dog escaped (right thru my client's legs).  I spent 1 hour trying to catch the dog, who would hide under a neighbor's car until I got close enough, then he'd run to the next neighbor's car....  It started to get really dark and I was wondering, "OK, what do I do in this instance?...".  The owners were not home and not answering their cell phone.

Finally, a neighbor came to my rescue.  The dog knew her and after about 30 minutes she was able to catch him.

It would have been an awful thing to have to try to explain to the dog's owner.  Not "our" fault, but still, pets are family!

Thanks for all your comments.  Yes, I find small dogs the worst.  This was a large dog so I felt even more frightened, figuring he/she could really do a job on me.

Phil, I think you went above and beyond with all the time you spent.

Marcia,  the seller did not call me back to confirm.  I usually say something to the effect that there is no need to call back if it is all right to preview.
