How do you explain to your seller that the dollars lost on his current home can be made up on their next dream home? My seller is in a starter home and the one they are dreaming of is twice the size and cost. However, in the long run, I believe the new home will appreciate more therefore be a better return on their money. Is there a formula or script that you use?

I had a woman approach me yesterday and said, "You look like a Realtor". I did not have a name tag on, I just had my purse and I was dressed in a top and skirt with sandals. When did I transform into the "look"? I'm an ex-accountant. I never had anyone in 20 years say, "You look like an Accountant!'. What happened? I have morphed! Now, I'm wondering, is that good or bad?!

I was looking around the internet today for supplies for an open house and am very reluctant to buy from businesses that I know nothing about. I kept a business flyer from a couple of years ago and now find they are no longer in business. Where do you shop for open house supplies, thank you cards, personal promotion as well as marketing, etc.? Do you order online? Or stay local?

I was talking to a fellow agent yesterday and we got on the subject of finances. He said last year was his worst year ever. He did half of what he normally does. He's been in the biz for about 10 years. I was really surprised. Last year was my Best year! He also went on to say that the forecast is a 50% drop out for agents this year. I'm sticking around....... How are you doing?

I have some buyer clients who clearly can not afford a house they are begging me to show them. Would you show them anyway? I think its a waste of my time. I have been showing them properties that they can afford. This one is $100K more. Is there a nice way of saying NO? I don't want to create a bad relationship. They are foreigners who may not understand.

Somehow, I've wound up with 2 buyers with the same wants and needs! Therefore, I'm showing pretty much the same houses to them at different times. (there are only a handful of homes that meet their requirements.) Now, I'm starting to worry I may run into a contract problem down the road if they want to buy the same house. Has this ever happened to you? I don't want to steer them....hummm...???? What do you suggest?

My friend needed some help in renting her house. I went over and took pictures and posted on craigslist. I found a tenant for her. I filled out the lease agreement with the tenant and had him fill out an application then gave it to my friend. That's really all I did and she paid me a finders fee. I'm not sure if I acted as a 'Realtor' or as a friend helping a friend. Do I send the paperwork and the money to my broker? I want to do the right thing. I'm confused!

I have a buyer interested in a residential property I have listed (hooray!) but only if it can be re-zoned to commercial. Wouldn't they need to buy it as a residential property first, then rezone? (I have no idea at this point what type of commercial business they have.)

I'm trying to get some of those preview windows on my website, but maybe point2 isn't compatible. Have you used http://www.snap.com/about/shots_central.php? I thought it might make things interesting! Plus, maybe visitors would stay longer if I previewed some of my 3rd domain links on my home page...is that confusing?

I really want to get rid of this half a star in my performance index. I have whole star envy. (You whole star people have no idea!) I've been working my butt off trying to make it a whole star! How do I earn the other half? Does anyone have a clue?

snapfish? Photobucket? I have a buyer client living out of state. He wanted me to run out to a new development to take pictures for him. He then instructed me to sign up for snapfish, upload and share the album. How cool! I was able to send an album with 50 pictures to him in a snap! Maybe I'm just slow in getting on board with this idea. How do you share your pictures with your out of town clients?

On Monday when I went in to my office, I pulled up my website on one of their computers. I was shocked to see the right side of my front page was cut off. I have to think that the general public has the same view. It never occurred to me that my front page would look like that! How do yours look?

I check what key words are being used when they hit my site. Recently, I kept seeing the same search words, so I searched them. They were looking for vintage condominiums. One of my neighborhoods is Vintage Ranch. So, guess what? I added the vintage condominiums website into my site with i-frame. (opportunity knocks, why not?)

I turned mine on. It's amazing! I've gained clients who were impressed with how quickly I responded to them. I've even gotten testimonials," I want to thank you for your service and hopefully we can work together again. I really like working with you because of your quick response and easy to talk to." This one was from last week.
