My boss says the the market is leveling off and the suppy is leveling off!
The Demand will go up as the suppy is slowly lowered. AS will prices?

We are in agreement with your boss' assessment. In spite of what some chicken littles in the media are saying, 'the sky is NOT falling'. This is a very normal economic cycle and those with a solid business plan will survive and prosper... those without will find something else to do.
We all hope it will pick it up. I agree and disagree with your boss on the time frame. I think it will pick it up but not by 2008. Depending on the local economy it may take longer for some region.
I am in most cases very optimistic person, but 2008 ... I just don't see it coming. The supply in my market is still not leveling off ... I thought the invetory was high in the winter and early spring and now there's another 50% more ... and not a lot more buyers. I hope 2009 will be the one to bring us more balanced market.
It really is market by market. I don't think the media has discover that yet.
54,000+ homes currently listed in our MLS. (compared to 3500 in Jan 05). Inventory is growing daily, though the rate *might* be slowing. With 5300ish homes sold in June, that is a 10 month supply....
Ask your boss why so many people want to sell at the same time thus creating a buyer's market and why so many people want to buy at the same time thus creating a seller's market.
Its the same in the stock market, commodities market, any market. There is a stampede of buyers followed by a stampede of sellers. Ask your boss, Why?

Gee our market would be flooded with 100 homes to sell. we average about 40 - 60 at any given time.
Portland metro has around 15,000 active residential listing. Average time on the market is 60 days (double from 2006).

Vance - does that 86000ish listings in Orlando include commercial, rentals, income and land listings? (sort of implies that on your site, but I can't tell for sure). The 54,000 in the Phoenix area is just residential resale.
Jay -I believe it defaults to just residential, but since you brought it up I going to check just for the hay of it..
