We closed on a property today and my client was really great to work with. He is single and in his mid 30's, he purchased a lakefront property and I would like to give him a great closing gift. (whithout spending tons of money of course) any suggestions?

I've been thinking abount open houses and would like to have one for one of my listings, but hesitate to do so because in the 3 years that I have been selling real estate I only know of 1 open house that has been scheduled in the town where I work. The listing agent advertised in the local newspaper, put out signs, the property was located on a highly traveled road, and not one person came to her open house. Why do you think that is? Any suggestions on having a successful open house in a town that never has them?

It's supposed to be spring and a busy time for all. Well I have been busy, getting calls from all over the county thanks to my great P2 web site. When I speak to someone from away they always aks about the weather. I live in northern Maine. I woke up last Friday to 12 inches of snow!!! Today is rain snow mix. I drove home in that slush that likes to suck your car all over the road. How am I suppose to convince people that they would LOVE to live here when all I want to do is go back to bed untill June? or maybe July, since June is black fly season. Maybe I have a serious case of cabin fever. We are suppose to see some sun by this Friday. Things are looking up.

buyer brokerage is still fairly new where I live {small town in northern maine}, The people here are completely uneducated about it. most of the agents are on the mls but some of them make it very difficult to show there listings. this is a disservice to there clients and very frustrating to the agents that do cooperate well with one another. can anyone let me know how they deal with an agent that does't make it easy to show ther listings to your clients?
