You listing is the "ho", um, product and your job is to promote, "pimp," it...you gotta dress it up, make it attractive, have it "strut its stuff," so to speak.

Mike the pimp is the authority figure and so must the agent be the one that the cliet looks to for advice and protection. Zoot suits are also appropriate dress only in certain areas. To warm for my area.

Well, pimp and broker: they are the same.  The ladies of the evening and your Agents: they are the same.  Show me the money: the same.  Service industry: the same.  How to find customers:  do they come to you or do you go to them?  Same dilema.  Word of mouth client base:  definately the same.

This is not my usual style, but.... the analogy seems to suggest itself as follows:

I'm a ho, my brokers want me to sell my sweetest charms to people I never met before.  I gotta pay protection money to keep working my little corner.  

I have short lived but intense relationships with clients.  My service connects to a very deep need in their life.  I bring great fulfillment to their dreams and fantasies, even though it gets a little boring or repetitive for me at times.  

Finally, Johns or Janes a day is about my limit ; )

um... should be, "3 johns or janes a day... that's my limit"

walk like a pimp, talk like a pimp, dress like a pimp, drive like a pimp, and party like a pimp!  Most of the agents I know who are at the top of their game do at least 3 of the above (although they may deny it)!

Carey while support is lurking, have they done anything about the comment field yet on the listings. Since we are talking about Ho Ho's and torts. Oh I guess I am the first to bring up torts but it is a possibility. Sure would like to avoid it though.

Gary, the issue is being discussed by our top people as we speak.  Believe me, it's a priority.  

It's not a change that can (or should) be made without some very careful consideration, but it's getting plenty of attention.

I blame it all on Spidey and Gary.  I'm just an innocent.  I try to play by the rules and these guys just do me in.  NOT!!!!

Tort lawsuits are a result of someone either through and action or an inaction of being negligent in protecting a client. Since Realtors have a fiduciary duty to their clients, the posting of negative information on the agents/clients listing would probably be an arguable cause for a tort action of negligence. This fact concerns me since a tort action only needs to meet four things to be actionable: they are a legal duty of care, must breach that duty, must suffer damage, damages must be caused by the breach.

Let’s see if we have a case. I have a duty to protect the client from misinformation about their property and an obligation to only advertise what is true. (Strike one) I have failed to remove inaccurate or misinformation from my listing, (strike two) The home doesn’t sell since the misinformation provide discouraged a able and ready buyer, (stick three), not problem showing where the damages came from. (Strike four). Why this potential risk in a litigious society has not been corrected is confusing me. It adds nothing and creates the opportunity for litigation and damages. Time is of the essence!
