Lately I have been concerned about things local. I like local. Local is where people move. No one buys nationally. My house is local. I work locally. Local real estate is different than national real real estate. Locally speaking, local is where it's at.

It really depends were you live and your market.

Florida, California and the other leading states sunbelt mostly are picking up population by the minute, while as in the North East there is a loss, (sorry Cathy)

The rust belt is yet another area that has lost population.

Example of something I have notice I-75 and I-95 are direct Interstates to the sunbelt states, those who in the Northeast travel I-95 and The rust belt travels I-75 south.

Those who relocate to Florida mostly end up on Florida's west coast via I-75

And those from the northeast end up on the east coast of Florida I-95

Most recently there has been a exodus of people leaving Florida to Georgia, and the Carolina's city and mountain areas more so now then years past, because of higher property taxes, home insurance prices and a higher cost of living are taking there toll on the seniors especially.

Florida has lost its Eutopia lure

I will only guess that some are also moving into Mike's area of  metro Savanna/ Charleston, kingsland/St Marys ?

In the metro Atlanta area and northern counties have seen a large influx of newer relocations from Florida.

As we have seen the gulf coast has for the most part has a long way to go, and again that area has lost population to the areas I have mention, never to return to the gulf coast to live.

So as far a real estate being local it is, its just that the Local ares got a whole lot bigger.

How is it in your areas Mike, Joe and Mary have your areas gained or lost population?

I am only commenting on what I am experiencing in the states I do business in, also I am hooked up with a national moving company on my FL web site and get stats daily if I want on who's moving were.

I am in the process of leaving Kansas for the weekend so if someone moves in while I am gone I guess we are staying even. If they bring a bunch of kids with them, we will be growing. As long as the buy a house from me, it is all good.

There are a few agents who have made up videos of the crappy mls photos of homes.  Out of focus, not centered, showes someone sitting on the toliet (jk), dirty underwear on the floor in the photo, Cars in the driveway, picture of the utility pole in front of the house......

They put these photos together on a video and state what is wrong with them and then show how to do it correctly.  The use it in their listing presentations.
