To Move or Not To Move ~ Input Appreciated

We have an office located on Main St., Small Town, Mo.  We are debating moving our established office to a two story building we have on our property about 2.5 miles from town.  Due to an overwhelming amount of walk-in salesman.  They literally kill hours of our work day every week, causing us to have to put in 12-17 hour days to make up for the interruptions.  No matter what we do or say they continue to display their wares.  The bulk of our business comes from the internet and is handled by phone or online.  We rarely ever meet our customers and clients and in the rare event that we do we would have a bonafide office.  We would continue our billboard, radio and print advertising as usual.  Has anyone else opted to  leave their brick and mortar office building to work from home or some other non-conforming real estate office ?  If so, do you have any suggestions, pitfalls to avoid, or sound advice ?  The other issue we would be dealing with (and probably our biggest concern) is that there is no high speed internet available.  The only option we can find is Wildblue.  Does anyone have any experience with this service ?

My "official" office has very little street traffic and I pretty much work from home.  I use the "address" but rarely see the building.  

My office has the ability to forward "office calls" to my cell.

Most of my business, like you, comes from the internet and referrals.  

A friend of mine works in an office on "Main St, USA" and she says most of the walk-ins are just window shoppers or, like you, selling something themselves (i.e. SPAM).  She's gotten to the point now, through the internet and referrals, that she doesn't have to do floor time and is loving it.

I usually write my offers in a local coffee shop for convenience.  Much more friendly and informal.

The internet could be a problem and I don't have any suggestions.  But I'm sure someone else here will.

In short, working from home is great!

Or put up a sign saying you do not have time for salespeople.

From customer standpoint, even though they do not come in every day, when they do, they know where you are and can find you.  Also, more exposure.  As far as the unsolicited salesmen walking in, go ahead and sell them some property !!!

Now, do you think that stops them? NOT ALL.

Just like previously mentioned, there's always some joker who gets that innocent 'Who Me' look and sees the sign as a particular type of challenge.

And I tell them if you're not here to buy or sell or know someone who does, I don't believe I can help.

However, having both worked in and out of my residence, that can be a whole other set of problems. If you don't do walk ins at all, it could work.

I've kept my physical office because it gives the image I want. And I can escape it.

But, always be selling and as far as those walk in salespeople, you do know don't you that Salespeople are the easiest people to sell.  Do they carry their checkbook with them?  If not, tell them to get out !!

Actually I agree . . . salespeople are generally easy sells, probably because preprogrammed to do whatever their clients want, we will do with other salespeople want too . . .

Before you start telling me the lay of the land can I at least have a survey or topo or something?  Really, this sounds like a detached situation and needs some due diligence.

Wildblue is a satellite service that will work similarly to your DSL or Cable network.  I have had country clients that it worked well for.  The only concern is if you are uploading large files.  The upload speeds on satellite connectivity are not as fast or as reliable.  If you upload large files, then wildblue may not be for you, if you don't upload large files, it will probably work fine.

Unless you have thousands and in small town MO, how many could you really have, you are busy and have no time and likely no interest.

I realize it is curt, possibly rude, but take their card and tell them that if and when you have a need, you will call. 17 hours per week. Don't disrupt your life trying to avoid solicititors, they will be at your next location as fast as you turn the lights on.

On a serious note.  I would put up a "No Soliciting" sign and then when they walk in the door and try to sell you something, be VERY blunt with them and tell them you have not time for them and they need to leave.  Word will get around and they will stop coming.

Willima & Andrea's concerns are to get them to leave as quickly as possible.  But, if they have something to offer, why not make chit chat?

My car guy sends me TONS of biz by the way.  Not trying to be a "coach" or anything but it's profitable to be alert and sociable.

I totally agree with Lori.  It will drive you crazy.  If the service is not that expensive try it out at the house first.  See if it will work.  You didn't mention if you have a receptionist or not?  Ours doesn't let them past her station.
