Marketing high end luxury rehabs ... any good tips?

We might have a chance to tap into higher-end luxury rehabs in well established communities and I was wondering if anyone has any good tips on marketing these in a slower market. I am looking for advice for anything "special" in addition to doing regular marketing that we always do. Any tips will be greatly appreciated!

Educate your seller.  That is if they need to be rehabed.  Right now people are writing low offers especially on the properties that need work.  So tell them to expect that.  Also price it just below the last sale, kind of reverse of what we were doing a couple of years ago.

Also, we are working on a paralell site concept right now. We will be doing one that is totally luxury and the other is the work horse for everyday. Try that and see how it works. This way your are working your luxury site as a niche in Google and everywhere else. Just do a standard site for it so it is free and come up with a cool name for it. we have MassLuxuryRE.com and GibsonSothebysCollection.com. The luxury side hasn't gotten totally up yet, but we are working on it.
