Drip campaign - targeting renters

Is anyone successfully using marketing campaigns (especially drip e-mail campaigns) with the primary focus being on renters? We have had a couple of rental listings lately and as a result had quite a lot of visitors on our website who registered with their e-mail addresses. Now, obviously, they are in many cases far from purchasing anything at this point but if nothing else, I would like them to keep our website in mind when they get tired of renting and are ready to buy. If you have a renter campaign, what do you have in there to keep them interested? Any secrets you can share?

I tried to target an apartment complex and used the reverse directory to look up the names of all the residents at that address. I really thought I was so smart! Anyway, the mail carrier returned them all because I didn't put the apartment number on the mailings. I then tried to go over the their post box and write down the names and apartment numbers. I was not going to be pushed aside by the US Postal Office! When I got to the apartment complex and went to the postal box, I discovered there were no names and apartment numbers on the boxes. It seems there is a method to mail delivery that is beyond my very limited comprehension.

Well, that's my story. If you figure a way to target the renters let me know. I would perfer the good tenants. So, if you can weed out the others that would be worth more than cookies from Radz.

The only way I have used as a direct contact is to add 'Windsor rentals' and 'Windsor for rent' to my ppc campaign.  These two generally receive hits in the top 5 of my key words.

Any other ideas would be great.

*A collegue in the mortgage biz suggested I place an ad in the paper weekly for 'rent to own' and convert them that way.  I have not as I think it is slightly deceitful and I am not sure how to ethically convert them to regular purchasers... any thoughts?

I started doing rentals about two years ago and in this market it has become an important part of my business.  My strategy is this: rent your clients' units and put them and your tenants on your mailing list (preferably a quality newsletter or magazine).  If you do a couple of rentals a month, soon you will have 24 tenants and 24 landlords (translation- 48 potential buyers and sellers).  You have to do a lot of missionary work initially but you will be rewarded with additional cash flow and potential clients down the road.

Thank you all for your responses! Just today I had another 4 people call me or e-mail me regarding a townhouse that I have for rent ... that' definitelly future business that I wouldn't want to lose. That's why I'm thinking about setting up some kind of a drip e-mail campaign designed just for this purpose. I actually think renting her home for about 2 years might make it easier to sell (better market hopefully) and for a higher price. I have mentioned this to her.

Real estate business is often thinking way out in the future. You farm today for next years clients.

I decided last year to help some of my investor clients rent their places. Now those tenants may be in a position to buy.

I did have a lot of folks hit on my web site for the rentals, and had not EVEN thought about doing the e-mail. Thanks!

I refresh my Craig's list posting on Friday or Saturday morning  and that's where most of these people come from. I still haven't rented the unit out but just today I had 3 appointments scheduled for the place and already have 3 more scheduled for Friday ... I try to schedule these back to back so that I only have to go there about twice or three times a week. Most of these prospects are young singles or couples who will naturally sooner or later turn into first time buyers ... so I'm thinking about using some of the inspiration from the first time buyer drip.

I'm thinking that two of the major topics to start with because they take time are

1. improving their credit

2. starting saving for downpayment / closing costs ... especially now when we all know that 100% is a thing of the past (with few exceptions)

3. ..... ANY SUGGESTIONS my Relib friends?????

Most folks feel their credit is worse than it really is.

First thing is to get a good loan officer willing to explore all avenues and has access to many different lenders and programs.

Free Pre-qualification is a key word to those who don't know. Not to have to pay an app fee up front to find out.

Then if they don't qualify now, a coach to get them to where they need to be.

Etc...

That's right ... I definitely need to mention free pre-qualification ... the loan officer that I like to work with has coached a lot of my clients throughout the years, helping them build their credit up to the point where they could finally buy (and afford!) a home.

For most of my clients and friends, the sources for 100% financing have dried up ... most of them are independent contractors / self-employed people who used to go low doc or no doc in some cases ... and we all know where those went ... :-(. But you are right, Karen, there are still options open when it comes to 100% financing ... I am just now negotiating a deal with the buyer getting 100% ... and me getting goosebumps just thinking about it :-).
