Drip This !!!!!!

My phone just rang.... Caller says, I been gettin a awful lot of emails from you..... 

( I brace myself for a spam complaint)

Caller continues, "There's a house I want to see, and I need to sell mine... Can you come tomorrow to help me get started?"

That's two deals, in the bag, and I never met this person. But they know me.  The know how I work.  They know my inventory and they know my personality.  They have been hanging around my web site for 6 months, on DRIP EMAIL.  OPENED almost every one...

Ya Gotta Love Drip Email.  This is happening more and more and more!  My web site has been around for about 2 years and this will be at least the 6th listing off of the web site alone.

I quit newspaper advertising almost 9 mos ago, and quit homes magazine about 3 months ago.  Only real marketing is online. 

Carrying about 20 listings and working with several buyers, 5 sides pending.... I love SPRINGtime in Real Estate.....  Wohoo !

Point2 does a great job in helping us incubate our leads with the drip email system.  I have some prospects I've been working with off and on, and every now and then one of them calls me up to remind that they're still interested in, and thanks for staying ion touch!

As for advertising - what we found in these parts is about 60 - 65% of our leads come off of signs.  And another 15% of our leads are generated though the Internet.  That's a whopping 75 - 80% on signs and the Internet.  All other media (newspapers, this magazine, that magazine, etc.) do about 2 - 3% each, and make up the remaining 25 - 30%.  

If you took out the signs, then the only media that's really helping is the Internet! So, it's very apparent that the only advertising that's getting us the most bang for our buck is the web.  All other media costs a lot more, and they're generating only 2 - 3% each for leads. They're definitely NOT worth the cost.

yeah the reality is most people just aren't doing anything to keep in contact with customers so just clicking drip is a huge start. I know I'm guilty of underdoing it myself. It doesn't take something great it just takes something. I am starting with the point2 ones and will customize them later.

Drip frequency is a tough call. Most of ours are on 23 days.

Why 23? Well, it keeps people from always getting an email on the same day of the week. I think it makes it look less auto-generated that way. I avoid 7, 14, and 21 day drip cycles for that reason. In my experience, going more frequently than that tends to be too much. Some will say it's not often enough. But it's working for us.

It's DEFINITELY a numbers game.  Until I crossed the 500 mark I rarely heard from anybody...  Now it seems to happen a couple times a week that somebody writes ME a personal note in response to a drip email...

Lonn there is no way to select COLLEAGUE when you sign up on someone's Point2 website.  You either are a buyer or a seller.  I'm pretty sure that you personally have to select colleague on your end if that's how you want it.

When does your first drip email go out?

Now Mr Guru, is it possible to do a newsletter on drip without going to an outside source and importing it somehow. I have Microsoft Publisher or some kind of publisher program I use to use to mail out newsletters when I had my gift shop. I am not concerned with content as I have tons of things in mind to use. I am just trying to figure out the "how to". I could talk to my son who is a fantastic source of info on this type of thing, but I find even when I stand on my tippee toes he is way over my head.

Becky, I have the choice to choose "colleague".
