Speaking of Changes...

By: Lonn Dugan

Speaking of changes...  BIG CHANGES ARE HAPPENING for me with a career change.

You already know I enjoy selling real estate, as well as working at coaching, web development, and online marketing.  Actually, web development and online marketing were my first loves.  Before I got my license, I helped agents with internet, and graphic services.

I will now be doing even more of those things in a new job that has come my way.  Several references here at RElib lately mention something about Cable Companies hiring...  Somebody has a good grapevine!  It's true enough, even if a bittersweet moment.  It is definitely a God thing, I have been invited to take a new job at a cable TV, broadband Internet, and web services company.

My new job will be to serve Realtors and help them succeed.  I will be working as a provider of online marketing services, developing a market leading web service, and coaching Realtors in the use of video and multi-media technology to sell more houses.  I love emerging fields that bring technology to existing situations and lower the cost of doing business.  Television is a very powerful medium that has been far too expensive for Realtors to use effectively, until now!

A few days ago, I wrote 200 of my best friends and clients.  I thanked them for their support, told them it has been fun, that it was a pleasure to serve, that I treasured their business and referrals, and that a career change was in the offing.  I assured them I was not going under but was moving up!

Even though our Toledo market is probably the worst in 20 years, I leave active selling with 5 deals pending on the table.  Online Lead generation allowed me to sucessfully refer 3 listings and half a dozen serious buyers to other agents in the office in the last week or so.  One of them wrote and had an offer accepted already!  After only 4 years in the business, my sales performance ranks in the top 100 agents in a city of 2500 agents, according to our latest Million Dollar Club report.  After selling almost $4MM last year, and having the best first half ever in 2007 - I was doing fine.

But this is better.  I think it is a safe assessment to say my time on the front lines in Real Estate has prepared me to do an even better job than ever in providing marketing services to other agents.

No worries mate....  It's not the end of the world...  I will have a license in some form or another for the forseeable future, and will still be around...  I will continue to coach and offer SEO and Web Marketing Services = But probably won't be a RE/MAX Agent, since it pretty well takes a full time commitment to cover those franchise fees.

That's my BIG NEWS...  Please wish me well.  I will do the same for you!

Lonn, I wish you well. I am glad I won't be subject to the BS anymore. All this puffing about how well you are doing is finally over. I'm sorry RE was too hard for you. Now if some of these other 30 day star wonders would shut up, I'll be able to focus on "selling" real estate. It ain't for everyone! Thank GOD!

Oh, I am sorry if that came across a little harsh. I have been told I make some people cry. The TRUTH! Can you handle it? I'm tired of all the phoney people who list properties for more than the market will bare because that's how they became a star. Listing for more than the comps show the home is worth. I'm tired of people who get a salary and little hands on experience telling me how to be a super star. I'm tired of people cutting into my way of living by under cutting me on commission. If you can give me any advise, Lonn, tell me how to get more "agents" to go to the cable company.

Good luck Lonn.  If I remember right, I read a while back about Toledo losing population and somewhere just under 300K down about 10% from where it was in the 2000 census.  2500 realtors sounds like agent overpopulation so it might be best to put RE efforts on the back burner for right now anyway.

Thank you to those who have wished me well.  Even received a few nice phone calls with congratulations... from people who long since stopped posting here but still lurk.

To those who know their name, place, and purpose in this world:

- Do not take the Lord's name in vain but give it holy reverence.

- You can know a man by the fruit he produces.  Can a fountain give both sweet and salt water?  Good water is good to drink.

- Some men produce rivers of living water flowing freely...

- Put away slander and malice, but instead greet each other with hymns of praise and thanksgiving.

- By a careless word, you may kill a brother and so become accountable to God for the murder of a soul

- Fear not what men may say, but fear the one who judges between the living and the dead

I come to give life.  I wear the armor of God.  The shield of faith catches the fiery darts of the enemy who comes to steal and destroy.

Be very careful then, how you live....

Velda:  People are definitely leaving Toledo faster than they are coming here.  Too many Realtors?  ABSOLUTELY.  One of the kindest things I can do - since I now have a great salary and benefits, is pass my business to friends with licenses.  I am doing just that!  I win, they win, everybody wins!

Good luck Lonn, I hope you have much success.

I don't really see the point in once again posting your production numbers. You wonder why people accuse you of "chest puffing" and being all about you? Hmmmm...

Anyway, that's neither here nor there, is water under the bridge and I do wish you the best of luck.

Just curious... you sort of slam Greg and Vance for using God's name in a post.

Yet your comment on Gloria's Goolge phone number post begins with "OMG" -- standard "internet speak" for "Oh My God".

So it's OK to abbreviate God's name, but not spell it out? I don't really see the difference. Can you explain it to me?

I merely observed about the use of God's name, in some comments, without judgment.  Merely observed.  Simple.  No slam.

OMG can be Oh My Gosh...  However, as a son of God I have the right to use His Name.  He is my Father - after all.

Thanks for the best wishes.  Same you you!

I guess what you wrote is how you want to be remembered as far as whether your water is fresh or salt?  Oh well.. Your business not mine.

Curious....  After the comments, you posted my RESUME from a public web site.  My resume is very naturally, about me.  But you would fault me for that?

What is your RESUME about?

Did you know Cathy that when I go to the movies, I order popcorn with butter and salt and a pack of m&m's.. then I pour the m&m's into the popcorn and eat it like a trail mix... It is such a good mixture of sweet and salt!!  I love it.
