Does SEO Really Work?

Received a question by email.  Somebody wanted to know what I really thought about the importance of Search Engine Optimization. 
 
Key statement?  SEO is the single most important factor to help an agent get traffic to a web site and thereby to sell houses.   
 
Portions of My reply below:

Search Engine Optimization is the single most important factor for web site traffic because it brings a lot of visitors at NO COST once it is in place.  Visitors become leads, leads become prospects, and prospects become clients.   
 
Other methods such as Pay Per Click or advertising your domain name in print or direct mail all cost money and stop working when you stop paying.  But good search engine optimization of your web site will drive traffic long after the work is done.
 
For example:  My own real estate web site averaged 50 to 100 visitors a day, most from search engines.  In Toledo Ohio, this is very high traffic.  A survey of visitors is on the home page showing that over 80% of my visitors come from search engines.  Again, those are pretty impressive numbers for Toledo.  I would tell you what coaching clients experienced, in terms of traffic increase, but that might be viewed as self promotion, so I defer.  
 
Agents who have read my free eBook or otherwise engaged the project of SEO have reported obtaining listings or buyer deals as a direct result, within 30 days.  Agents who have done their SEO work by any means, reading, online study, taking classes, or coaching, have reported elsewhere on other blogs that their web site traffic tripled.  This seems like a reasonable expectation for many agents. 
 
Now do you have an idea about how important this subject is?    
 
With SEO, the results improve within 30 days and continue over time.
   
It's really not that hard to elevate a web site rank at Google to as high as page one for very competitive terms such as Real Estate CityName or CityName Real Estate.  You can also address "long tail" searches and niche market terms.  
 
The simple truth is that there is No other method of promoting your site will work as well, for as long, for as little money!

SEO's are part of my day lately, I try to spend at least 1/2 hour a day improving my rankings, keywords, blogging etc. It's starting to pay off and I really appreciate your blogs on the subject along with some of your other Points. "Expect the Best" Mike

The guys n gals that have page 1 won't give away their secrets, for the most part, because it is so valuable, and they are not likely to even talk much about how much traffic they get from it.  But it can be done.  

The beauty of your P2 site is that you have a leg up with inbound links from handshake arrangements and Point2Homes.com.

STEP 1 - Optimize Your Site

IF you have optimized your domain, and site name, edited your page title, along with description and keyword tags, plus boosted your keyword saturation on home page, and other pages, then you can work on inbound links and page rank.  

Be sure to use your built in P2 blog, and blog on Active Rain or even wordpress as follows:  HEAVY HINTS HERE FOR ALL !!!!!

Step 2 - Get Inbound Links From Related Sites

POST On Popular Blogs, POST OFTEN, with blog post title and blog tags of ONLY YOUR TARGET MAGIC WORDS (REAL ESTATE CITY NAME).

Start the Post with the same magic words as the first few words, and repeat the phrase in the copy several times.   Link back to your listing site within each post - using the same magic words for the link, and if possible apply ALT TEXT tags the link using raw html entry mode, repeating the the same magic words.

Step 3 - Start Doorway Sites

For icing on the cake, you can start half a dozen or a dozen doorway sites that are also optimized for the target words, saturated with the target words, and use the magic words to link to your main listing site with alt text tags employed on links and images!  These can be hosted at low cost hosting providers that allow unlimited domains on a hosting account.

For anybody who does not understand what I just said... You might do better to hire this work - unless you have a couple hundred hours to devote in the coming year.  

If you sort of understand it, you might do well with a coach - any good SEO Coach can help you and I am not promoting my own services by offering this advice.

My only recommendation to clients when they ask me to recommend them an SEO firm is the following:  Look to see how THEIR COMPANY PAGE ranks in the search engines.  That should give us a pretty good idea as to what they are.  

Do you suggest any other advise in helping us determine how to select an SEO company to work for us and our interests?  

And I am definitely wanting to join an SEO coaching program.  Where do I find information on that?

Coaching is far more personal than computer programming : )

A good way to evaluate a Real Estate Marketing or SEO coach is to ask for references, ask how their clients have placed, or ask for testimonials.  If your coach is also a practicing Agent then check to see how their own real estate page is doing.

BTW: Top placement for obscure words or word combinations is not nearly as impressive as top placement for the basic CityName Homes and Real Estate CityName.  Long tail results are helpful and imporant, and your SEO coach needs to know real estate and search engine optimization both in order to give you the best of both worlds...

Long tail work gives you focused, pre-qualified traffic, but there is nothing as sweet as LOTS AND LOTS OF BASIC TRAFFIC in the long run.  

In the old days, you wanted your phone to ring...  Now we want the hit count rising!  

Well ok, we still want the phone to ring....  but....  web savvy buyers call a realtor a lot later in the game these days.....  

If you want to meet buyers earlier in the game and start building a brand than you need a lot of traffic for the basic search terms as well!

#1 for HUD HOMES TOLEDO

#1 Bank Owned Homes Toledo  (and 5 of top 10!)

These placements include blog posts at active rain and relib, as well as my main web site, and doorway site hudtoledo.com.  In some cases that's 4 different sites placed in top ten at google.  Now that's dominating a niche!

*A client of mine has the #4 slot.  She started with my optimized template, and added only about an hour of work so she is very happy with that result...

Oh yes, there's more - but I won't bore you : )

Good question, Lonn, since I only planned on using the site to get inside some doors. However, as it turns out, the keywords for State and County actually DO have more traffic as follows:

Preforeclosures Northern Illinois = 2800  (ranked #1)

Foreclosures Northern Illinois = 181,000  (ranked #6)

Foreclosures Lake County = 264,000  (no rank since I was going after 'pre'foreclosures)

Preforeclosures Lake County = 15,600  (ranked #5)

Foreclosures Grayslake = 40,900

Foreclosures Chicago = 152,000

Chicago Preforeclosures = 21,600

Chicago Foreclosures = 160,000

It would appear that someone looking for foreclosures or preforeclosures is willing to look in a much broader range such as County and State.

Gregory: It is a good article.  Please note that the techniques I teach do not violate any of those rules.  

For instance, my keyword saturation technique is relevant and does not cross into keyword stuffing.  Second, Doorway "sites" that I recommend have real value and unique content.  This is not the same as doorway pages that have no value at all but to forward to other sites.

Foreclosure seems to pull 5 to 10 times as many eyeballs as preforclosure.  Hmmm.....  I might have expected this.  But I would not personally have thought that foreclosure searches by county would pull more eyeballs than foreclosure searches by city.  Very interesting.

In your example, are Foreclosures Chicago scored the same was as Chicago Foreclosures?

Lonn - Only Google would be able to explain the difference in why the results are different when the same two keywords are used as in:

Chicago Foreclosures = 160,000

Foreclosures Chicago = 152,000

Since I'm an hours drive North of Chicago, I wasn't trying to gain leads from those keywords, but since I'm showing up on page #1 for 'preforeclosures', I may add 'forclosure' and 'Chicago' to my content a few times.

I don't know why consumers search for 'Foreclosures' versus 'Preforeclosures' There is a big difference in what stage the property is at. I work the Preforeclosure market along with short sales while the homeowner is still in possession of the property. Foreclosures are already in the hands of the banks/lenders who already have their Realtor® contacts.
