Need advice on getting buyers on mobile home listings...

Hello everyone,
 I have some mobile home listings and need advice on what has succesfully worked on finding a buyer.  I have found a buyer in the past on a listing I had.  I would appreciate any ideas.  I have them marketed all over but have not gotten much response yet.  Thanks.

In Florida many people sell their homes in South Florida, move to North Florida and buy a mobile home with 5-10 acres of land.  They are downsizing and leaving congestion for a place in the country and pocketing a lot of cash at the same time.

I don't know anything about Utah, buy maybe you could look for the same thing - people who want to downsize into a simpler type home.

We recently had to face that realization with two of our listings.  We did new CMAs, lowered prices, and sold both of them within 48 hours.  There are buyers out there.  They are just waiting for the right price.

Second thought: Get to know all your local manufactured home lenders. Treat them well.  Twice a year we have client and vendor parties and we have referral contests where the winner gets a weekend getaway on us.

As soon as someone gives us a referral - even if it never goes anywhere - we send them a thank you card and a gift certificate to a local restaurant. This really works.  In your immediate case remember the neighbors and send them cards saying you are looking for buyers and be sure to tell them about your referral program.

Being in the Southern half of the same state, I have run across similar problems.  The last two I sold were done with seller financing, sometimes this is a way to satisfy both parties.  The other marketing option is to take fliers to a nearby College or University which is how many have been sold in the past.  Now is a good time as there are parents coming and may want to purchase something for their student to live in for the next year or two.

I've had 8 showings in the last 5 months, and just cannot seem to get an offer.

I've been in the business since 1982, and have avoided MH's for just this reason. I've mailed to local businesses in the area, and to some areas of Chicago.

This MH listing was a referral, and I took it as a favor for another client.

If I come up with anything, I'll get back to you.

It is my understanding that the Mobile/Manufactured Homes are sold through the DMV.  Maybe you could call the DMV to see if they have any advice, since they are the ones who handle the title.  They might have statistics on where the people who buy mobile homes are coming from.

Owner financing is the way to go. I don't sell MH, but I've seen them near me sit for a year, then the one next to it go up for sale higher price with owner financing and sell in days with multi offers.

Have you tried marketing to investment groups? We have several around here and most, if the price is right, will buy for rentals.. Good Luck and let us know how things go..

I've done this for a few and have actually sold 2 of them. They are usually easy to get in to but will ask alot of questions about the property. Be prepared or you will be blind sided by it..If you need anything else you can call me..
