Showing Feedback Vacuum

My assumption, but I'd bet the ranch that just like me, you get frustrated when an agent won't provide feedback. 

 

Of course, almost as frustrating can be when:

 

(a) The Listing Agent calls you 2 SECONDS after you show the home; when you still have the clients in your car; you are busy driving to the next of the 15 houses on your tour; are trying to read the map or set the GPS while explaining to Mr. and Mrs. X that you can't take time right now to show them that $100,000,000 house for sale they drove by last night, "JUST FOR FUN...",

 

or

 

(b) The Listing Agent calls you 2 WEEKS after you show their listing, and of course you are again driving with clients in the car and you have no idea which house was the "3 bedroom, 2 bath with the really nice yard" and the Listing Agent just can't understand why you are so dense….. “Come on!  You know! …The yard with the little tree in it.  Remember?!....It had green leaves!....”

 

Personally, I prefer receiving emailed feedback requests from Listing Agents (rather than phone calls) which include the MLS listing itself (photos, price, the whole enchilada).

 

AND to help make that happen more often I have a special set of business cards to leave in homes after showings.  They have my name and company info, my email address, NO phone #,  and direct the listing agent to ONLY email me for feedback including the MLS#, or preferably the actual listing with the email.   

 

Of course it's not foolproof, but it does increase the odds of getting the requests via email.  And when I do get them that way, with the MLS listing attached, 99% of the time I can respond within hours, even if many days have passed since the showing.   Win/Win!

 

Then I have time to go sneak a peek at the $100,000,000 listing myself....JUST FOR FUN!   (Only kidding here!)

The best feedback I get is to leave feedback forms at the listing and leave a gift for each Realtor to take if she fills out the form.  I usually buy $2.00 bottles of wine from Trader Joes, wrap my card and some ribbon around them and leave 12 bottles with a nice little sign and the forms!  This week..valentines candy might be a good idea!

I've been using an email follow up service called HomeFeedback for four or five years now and I really like it.  When you set up a listing, you create up to ten multiple choice questions.  I normally limit them to four or five as I find the responses are better if it's more limited and easy to complete. You enter your showings in the system and it sends an email to the agent requesting feedback.  Responses are sent to the seller's email and to my own. I follow up each response with a hand written thank you note including a $1 scratch and win ticket for the agent. My response rate is about 70% and my sellers like the service. I think the cost is somewhere around $13 a month.

My biggest problem is very little of it is constructive. Comments like "My client did not like this house" tell me nothing! Also, "This house was too expensive for my buyer" or "My buyer did not like the color of the home."  I often respond and ask the showing agent what could we have done to change your buyers mind?  Did they not like other properties of the home or what?  Most of the time I never hear back from the showing agent.

Phil I had to laugh when I saw your post as just this morning I made appointments to show a customer about 15 homes.  The agents were calling me for feedback BEFORE we even got to the house.  Do they really think I appreciate getting a phone call on my cell phone while I'm still in the car.  It does make me remember them as well as the listing however so maybe they are smart like a fox and I just have not been paying attention.

Great idea on the business card concept.  I'll give it a try!
