Good morning!

Just out of curiosity...

1. For your listings do you use a "Flyer Box" on the "For Sale" sign?

2. Do you put a "Pending" sign/sticker on the "For Sale" sign immediately, once an offer is accepted?

3. Same as #2, but what about using a "Sold" sign/sticker?  When do you place it, if you do, and how long to you leave the sign at the property?

We can not have a for sale sign on a property which has an accepted and unconditional offer on it.  The sign must be removed or show a "sold" sticker.

3. Yes, I would bring a Sold sign to the closing and put it up before the ink is dry.  Then the "Just Sold" cards go out to all that got a "Just Listed" card.

I also place a second sign with my 800 number system that also has the home's own website address (which I use as a third party domain from P2P) and my website and personal contact numbers.

No, we don't put pending signs up.  Like someone else mentioned, I want other people lined up that may be interested in case this deal falls apart.  Always good to have a back-up buyer if possible!

No, we don't put up sold signs, we send out just sold postcards right after it closes to the neighborhood.

#3. Sold riders are placed and I ask the new home owners if I can leave them there for a week or so. Accurate riders on the property still stem calls from both the neighbors when they want to list and from buyers who would like to find one like it.  

IMO & from my experience, buyers get annoyed if riders are not accurate, and so do the neighbors.

#3  - SOLD riders are great advertizing tool, but in my experience the new owners tend to get aggrevated if the sign is still there 24 hours past closing.

#2  Yes, required to use 'sale pending' sign, but I don't like to use it until all the contingencies are met and final loan approval received.  We are supposed to put the property 'pending' in the MLS systems as soon as we have a contract, but I know agents that get away with not doing that.  To show a property that is 'pending' is a real bummer for a buyer's agent!

#3  The sign usually comes down after closing.  However, if my seller is not actually moving out for a week, or is renting back, I will leave the sign and put up a 'SOLD' rider.  If the buyer is moving in right away, the sign has to come down.  I do know buyer's agents that put up their sign after I take mine down, but it is frowned on by listing brokers and is considered unethical.  It is true that they brought the buyer, but the listing agent did all the work to get the buyer to want it and to get the buyer there!

No.  Flyers disappear and I have no idea of where they went.  I use a toll free recorded hotline.

No.  Putting up a sold sign up keeps people from calling about the home.  Maybe they will want to see another.

I leave the signon until day of closing.

#3.  We do use sold sign riders just as soon as it closes if buyers are willing,  we generally leave them up for a week or two if we also had the listing.  It works great with the neighbors in the neighborhood after we send out Sold postcards.

I never have used the "Flyer Boxes" or "Pending Sale" riders on the For Sale sign although I do advise MLS of a pending sale as long as it is NOT a 24 hour clause on the sale of another home.

I like to leave the SOLD sticker or rider with the seller when I list the property to involve them in the sale and to get them excited about it.

I see lots wanting to get more calls from "prospective buyers" but I am far more interested in calls from "prospective sellers" and the neighbors definitely call when the "SOLD" sign goes up!

The sign service I use is advised of the closing date of the sale and removes the sign on or before that date. As I use my name for my URL I have my name stickers made up with www.AnastasiaBoyd.com with the "www" and "com" in red and the name in blue... this stands out well and makes the sign uncluttered.
