As I have said before, I invested in RE for years before getting my license. I buy rental properties, residential and commercial. I have come across similar DIY jobs in the residential market. I have always loved really thorough, tough inspectors when buying income properties.

A marketing brochure for a house that says "new hot water heater" for example always makes me want to ask, "who installed this new hot water heater". I was buying a rent house where a number of improvements had been made for the sale by the current owner. He had installed a new hot water heater using the wrong type of tubing and there was a kink in this outflow tubing. The inspector said he had seen a hot water heater shoot right through the roof of a house like a rocket because of a mistake like this. DIY eletrical and plumbing can be other disaster areas.

I never wanted the liability of putting renters in a house with DIY jobs like this. I love tough inspectors.

Now that I am on the inside of RE as an agent I see some agents that hate inspectors, saying they "ruin deals". Well, if they ruin a deal and save the lives of the family living in that home, that is fine with me!

A couple of those were my listings! The owners were upset that the buyers wanted it fixed. Heck, it worked for them. Oh, yeah the Property Disclosure Statement they filled out indicated the property was perfect and all work was done with permits. Ya gotta love this job.
