Unexpected good news!

In case you've not seen it, today the media is reporting something positive for a change!  Citing the US Commerce Department as their info source, several large news agencies are declaring that new home sales rose last month by 2.8%, which would equate to a pace of selling 870,000* homes per year.  This is a huge change in the direction in which the real estate market has been flowing for the past 2 months. 

(* Real estate analysts were expecting new home sales to drop to approximately 820,000 sales per year.) 

This GREAT NEWS!!!!   Hooray for the market!!!!  Hooray for the consumer!!!!  And, hooray for Realtors!!!

Not to throw any cold water on 1 months statistics but with new construction especially, it is important to look at several months and average the numbers. The trend remains down and challenging for builders and the mortgage issues aren't helping.

Having said all that, the world as we know it is not ending and our challenge is to do the very best we can every day to continue to build our business. When I'm asked how business is, I've been smiling and saying, "thankfully, a little better than the market".

FSBOs or not, the housing market is rallying. That's all we need to know or care about and it was bound to happen. More is on the way, I'm certain and I am feeling the exquisite exhaustion of an increasing workload. So keep that good news coming because we know what to do with it!

Good news!

This monthly sales inventory came in at 7.5 months, which is less than

last month's reading and well below the 8.3 level in march.

The median home price rose as well, up .06% year over year.

Overall, a pretty good housing report.
