To show or not to show???

We all know commission in negotiated for each sale, never set in real estate ( I assume this is across the board in most states).

Saying that I would like to ask a question.

Do you exclude homes that have a decreased commission rate. Decreased from what would be considered the norm in your region.  Say for example you usually make 3% on the buyers side in your area.  Let's say buyers representation commission is offered at 2.5 or even 2%.  Would you show this house and if so would you show it as a last resort?

 When you are listing a home do you take this into consideration?

I don't ever exclude.  If I take a discount on my listing I am always careful to offer the the going rate to the buyers agent. 

I have heard brokers and agents advise colleagues not to show a property due to the decrease in what is a customary commission rate.  Does not really seem far to the buyer.  May be fair to the agent.  We often can;t work for much less then the norm.

And usually this was because of price and condition.  Over priced and not in the best condition.  It was weird that that went hand in hand.

That practice violates the Code of Ethics. Anyone that does something like that ought to be slapped and have their license revoked. In that order.

How in the world could you be serving your colients best interest by not showing a house simply because it was less than "standard" commission?  If it's all that important to hit some mystical number, then get a BBA signed that has the buyer make up the difference.

I told him it has a electronic lock box and go knock yourself out....

Mr Rant tells me he don't have access to those boxes and wanted me to met him there...he is just up the road in Roswell.

Well Mr Rant guess what! I tell him, that's not going to happen,

I told him to go sign up for our MLS and invest some of your 10% commissions you get in some lock boxes and keypad.... along with joining the local board..

Oops I had a drop call......case closed.

I will show any listing to anyone no matter what the commissions is,,,

I will not throw away money and could care less how much it is listed at..

If anyone has any buyers that are in my area looking at a so called discount listing and don't want to show it............ send them my way,

I will even pay  a referral......Fee..............

We don't consider the commission when showing a listing (but then, I don't remember seeing anything lower than 2% co-op in our area and that is rare.  Usually the co-op is in the 2.5% - 3% range anyway).  

Our concern is to take exceptional care of the buyer's needs first... our life philosophy is based a bit on the whole Karma idea (or Golden Rule / Platinum Rule... whatever you want to call it).  We just find that when we do what we believe is right for the 'other guy' that our income will pretty much take care of itself.  So far, so good... :-)

The lowest I have seen co-op is 2%

I have seen some flat rate commissions, a agent friend of mine offered $4,000 to buyers agents in Lake Mary fL

Have you seen any of this yet?

I have oceanfront condos on North Hutchinson island that pay 2.5 each just for the leads, if they buy and I am protected..

I keep almost, 100% of my commission.  At one time I was on a split but even then I would not have dreamed of excluding a property.  I usually present the offer with what I feel is appropriate commission and if they sign it then I get what the norm is.  If not we talk it out.  Just put your rate on paper in that portion of the contract and see where it goes.

When an agent shows the property, they are aware of the co-op amount and withholding any offer before a 'revised' commission is established would be unethical (I know you didn't come anywhere close to saying that, I just threw it in here). Like others have mentioned, if you expect a certain commission, get a buyers agency agreement signed.

E) show only those listings that will net you the greatest return

You decide. I know which one I'll pick

Our sellers don't ever say I want this much to go to each party.  They just negotiate the full commission.  Then the sellers agent decides what they want to give out.  Sellers agent shaft the buyers agent 0.5% all the time here.  Mainly b/c they decided to take a cut on their end.

For example I may do a listing for 5%.  I would offer 2% to the BA.  Most agent here would offer 2.5%.  I offer 3% b/c I know some agents will discriminate against showing the property.

Vance I am sorry to repost something that may have already been "beat to death".  I am new to this forum.  Looks like you and Radley got some fun out of it.  

Lew I would say A although that is a heck of a long list.  I would present all 27 to them with a homework assignment.  I usually don't show more then 6 to 10 properties in one appointment b/c they get brain fried.  If they pic the first 10 and want to keep looking then we look at whatever they think out fit them.
