Ethical referrals in real estate

We are asked our opinion so many different times during the typical real estate transaction.

Who do we recommend for an inspector, title, survey, etc???

When should they close, what lender should they us????  Our job is to be the rolodex of information.  Often this knowledge comes form the experiences we have had in the past.  This inspector was amazing while this one not so much.

I find myself often biting my tongue.  In Texas we SHOULD give choices, not make them.  We should not influence a buyer or seller on any title, inspector or survey company.  We should give them options allowing them to make the right choice.

When was the last time you explained to a client that the choice was theirs??  They have never needed an inspector before.  They WANT YOUR OPINION yet you are faced with a dilemma.  A dilemma that can force you to walk a fine line.

Do you offer your experiences and opinions????  Do you stick to your guns about this being their choice??  If you don't offer some type of opinion you fear that the buyer will question your lack of interest or expertise.  By helping them choice you put yourself at risk. What if the inspector fails to notice the water leak that will come back to haunt you?  You referred them right.  The client will soon forget the other 3 choices you offered them when something goes wrong.

We always stick to the same game plan.  Here are 3 companies that can get the job done.  We advise you to call all 3.  We have worker with all 3 and have no preference. The relationship is between you and them therefore you need to be comfortable with the inspector of your choice.

So often the real estate transaction can and will go wrong.  Distancing yourself can be a hard thing to do when you are orchestrating the deal.  We walk a fine line in this profession.

I share your angst, Christina.  It is a very fine line we walk when making referrals.  We definitely have our 'favorites' based on the level of professionalism and customer service they provide to our customers BUT, as you said, it is the customer's choice to make... not ours.  And, of course, there is that pesky 'liability' issue that we always have to measure.

Just like the old ePRO saying, "The best technology is what YOU WILL USE",  different vendors can provide different -- not better or worse--levels of service and it all depends on what you NEED.

For instance, take home inspectors. I can tell my client that 'X' is really really nitpicky with every inspection, great for buyer's inspector. 'Y' is also really fastidious AND he will print up a copy of the inspection right then and there. 'Z' is also really comprehensive with the inspection, AND he will post your report to his website and give you and I both a login so we can both see and download it.

So who will you pick? Depends on what you want. Some people want that report NOW, while others don't want to handle all that paper. Some would rather die than go on the Internet, afraid they'll catch a virus or be ID jacked.

Some loan pros have more control over who to use as an appraiser, good for if you have a unique property requiring a certain appraiser with experience in those types. Other companies the appraiser is chosen entirely by rote so you are spinning a wheel. Good to know.

So I just describe the difference in services that I'm aware of, we confirm it with the individuals/companies and the consumer then had to make their own choice.

It is in writing, up front, before the decision has to be made.  And they all get it!!

Thanks guys.  I like the idea of having it written down in a kit.  Will use that one.  I have just had people tell me time and time again that they really don't care.  Of course they don't until there is a problem.

This has been a sticky area for me as well because invariably the buyer asks - who do you suggest etc. I like the kit idea.  I think I will implement that and maybe add the BBB, and COC as additional resources

But if they are looking for services, like a plumber or electrician, and I happen to know of a good one, I'll just email them the contact info with LOTS of "they have done good work for me in the past, but please satisfy yourself that you are comfortable with them and their prices.  

Ask for referals and I'm sure they will supply some." language.  

I know it's best to supply 3 or more names, but sometimes we are expected to know GOOD contractors, and when I do, I take a little risk.  I also call the contractors and let them know if they screw this up it will be hell to pay with me.   (I'm sure they laugh themselves silly at this, but at least they are warned...:)

Yes, good subject. I do the same concept. I give the entire brochure of all inspectors. Then I may mention that some of my other customers have recently used, then give them 3 of most recent. But yes, always at least 3. And I explain to them why I cannot.
