New Website Experiment - Need Input!

As I was headed out of town this morning to go install signs in the middle of the desert, I got to pondering an idea for a different kind of real estate web site. (Hey, what can I say, I think about this stuff all the time... I truly have no life)

I said to myself, "Self, what would happen if you threw up a web site that was nothing more than a few bare bones pages that had basically nothing on them but an IDX search?"

Hmmmm..... I preach here all the time to anyone who will listen that "content is king". But we also all know that the majority of real estate web site users are looking for one thing -- to search listings.

The more I thought about this (it was a LONG drive) the more curious I got. Would there be a way to get it to show in the search engines? Would anyone really care? Have I lost my mind?  Can a "minimalist" web site work? All this, and more came to me as I dug holes in the desert.

So by the time I got home, I had the thing all planned out. A "bare bones" site. Done almost entirely in CSS so it would be *really* small (in a file size kind of way). Very minimal text. It's sole purpose in life is to let people search the IDX. (That, and as yet another grand web experiment for me).

I put together said site, and you guys can be the first to see it. Don't you feel special? Let me know what you think, HONESTLY. Is it a stupid idea? The most brillaint thing since the Theory of Relativity? Think it has any chance of doing anything? Would real estate net surfers find it useful?

I've been preaching this since day one.  If you provide your visitors with what they're looking for, that alone, makes your web site "sticky".

Jay, I took a look at your site and it has the right idea.  Perhaps a bit more pictures and some keywords and you're good to go.

You have the right idea and I trully hope it works out for you.

Regarding the CSS, lol, you know how passionate I am about that.  Keep your page under 30K, give your visitors what they want and who says you can't be the next AZ success story.  You probably are already, but you know what I mean.

Russell - right now the page size is amazingly small - just 2.4K!  Not 24, 2 point 4. It's amazing. CSS is wicked cool, though getting the IDX to frame correctly just about drove me insane. This is really my first real adventure into CSS.

More to come, keep the ideas coming!

Not sure if this is feasable, or even logical, just a thought.

Jay, one more thing.  At this point, you're no better than Realtor.com and other sites that come up on the first page.  Try to think outside the box.  Dare to be different.

What are people really looking for?  Perhaps a specific subdivision?  What if you breakdown your site into subdivisions and instead of having your visitors choose, city, beds, baths, etc., why not just provide them with a way to search for homes for sale in a specific subdivision.  I'm not sure if your MLS allow you to do that, but that is one way to address the 'long tail'.  You've read my other posts and how I feel about subdivisions.  Right now, I get about 70 unique visitors a day just looking for homes for sale in a specific sub.

Dare to be different and Google will show you some love.  I honestly don't think Google cares about the content.  It cares about the uniqueness.  Think outside the box and Google will thank you for it.

I have had a one-page site for over a year that I never finished developing that only has the IDX on it. It has no pagerank but will still come up for certain keyword searches. I'm thinking of using it for the lead partnership I spoke about in another thread. The site is www.RealEstate-Chicago.com

I like the look of yours but you got away from one page with the additional tabs at the top. I was planning on having hidden pages with reciprocal links on them to move it along when I get some time to work on it.

I think its a great idea - but it doesn't have to be a stand-alone site with its own domain name. This would work just as well as as "Search the MLS" link on your main site, or you could use a second-level domain for SEO purposes. That's the key - setting it up so people find it.

I had a similar thought once, and did something using P2 listings2go at www.realtoledo.com.    

I appreciate the utility and the sense of humor on display at yours.  

Some consumers will appreciate the 'no strings attached' approach.  But will they call after "USING" you or will they call a realtor they meet at an open or sign call???  

Kind of reminds me of a question I had once when I saw a real estate sign in the desert.

But how will people find out about it, why would people go there and what purpose would be fulfilled?

I think people want things simple. They don't want Flash,scrolling words, or ads all over the place. One thing I added to my site was a way for them to have me call them right away. It text messages my phone with their name and phone number. And I call them immediately. It is right on top. Sometimes people just want a human on the other end, instead of a voicemail,answering service, or any automated system.
