Will the Internet Disintermediate Real Estate Agents?

Disintermediation – now there is a ten dollar word. “Disintermediation” basically means to “cut out the middle man”.

 

There are a lot of people out there that feel the free and transparent flow of information on the internet will make the role of the real estate agent obsolete. Proponents of this thought point to the demise of the travel agent – largely brought on by how simple the internet has made it to book a plane ticket.

Many agents and brokers want to lock down the data in the MLS, making it only available to licensed (and paying…) agents and brokers. They seem to want to snuff out the availability of free information. If we keep it all to ourselves, and dole it out to the consumer in metered doses, then we can ensure the consumer needs us, and will continue to use us.

 

What a load of malarkey!  Today’s consumer EXPECTS to be able to find information – and lots of it – freely and easily on the internet.

 

So what is an agent to do? How about FACILITATING the consumer’s quest for information? Become the “go to source” for real estate information in your area. Through your web site or blog you are placed in a prime position to be the giver of information.

 

What kind of information is the real estate consumer looking for?


The obvious answer is “listings”. There is no question that making rich listing data available to the consumer (preferably without registration, but that is a different post all on its own) will help the consumer, in turn helping you.

But real estate information isn’t limited to listings. Consumers seek information on real estate subjects like:

  1. The buying and selling process – lenders, title companies, home inspectors, home warranties, legal help, negotiation tactics, etc etc.
  2. Terms and definitions
  3. Zoning laws and restrictions
  4. Home Owners Association information
  5. Home sales statistics
  6. Mortgage / financing information and contacts
  7. Local services – ranging from where to shop to what to eat to what to do.
  8. School information
  9. Crime statistics
  10. Local government information
  11. Demographic information
  12. Regional, local and neighborhood amenities

This list is virtually endless.

 

The internet is not going away. Rather than fear technology will disintermediate the real estate agent, use the internet to give the consumer what they crave. Use technology to demonstrate your value and your expertise. Do that, and when a consumer has pulled together the information they need they will seek you out to help them through the process.

 

Are you fully utilizing the power of the internet to distribute information to the real estate consumer?

Jay, great post, but helping the empowered real estate consumer interpret the information is where the agent of today and tomorrow can add value to the transaction and earn a commission, not just get paid a side which is another discussion (of course, see divorced commissions, a blog for another day).

As a  side note, I was a travel agent right when the internet was beginning, the travel industry did fear the new beast, and did not find a way to reinvent itself.  And it has been seriously hurt.  And the consumer did NOT reap any benefit.  Airline tickets did not decrease, the airlines just got to have a larger piece of the pie.  The "savings" of booking yourself, doing all the leg work, trying to research the better fares, etc did not pass on to consumer at all. And as a travel agent I had better, faster access to the same information and could help my clients faster and better... but travel agents have been cut out.

Will that happen in Real Estate?  Not if we define who we are and what we do and deliver in a much larger way.  It will be interesting to see how it goes!!

I think it depends on the individual.  Some people run from technology.  Some people will not need an agent.  Paperwork still has to be done, inspections still have to take place.  Negotiating is a fine art.  

According to statistics selling your home FISBO usually yields the seller less then an agent can achieve .

Sure, there are a lot of industries where the middle men got cut out ... but I don't think it will happen in real estate ... we are talking about too much money here ... a lot of personal involvement that needs to happen. Most of us nowadays don't even know what a "travel agent" is ... we go online, book the trip and that's it ... if we make a mistake, well that's our own fault ... we'll learn and hopefully not make the same mistake next time. We may lose couple hundred or thousand dollars but that's about it. But real estate? If someone wants to do it all on his/her own and makes that one small mistake that could be avoided using us, the middlemen ... they can't say, oh, well ... I'll do better next time ... there may be no next time ... they may be in deep trouble! I don't think that most consumers are willing to take the risk and place their futures in the "hands" of the Internet.

Welcome home.  

Fast forward. But I can't make my payment in the second month. Ooops. Wasn't it all explained. Really. Of course it was and here is your initials/signature where we explained everything.

Not quite alone.  That my real estate msacot Hanna.  Her 5 year old brother is a pro at open houses.  He sets up, gets allowance then goes home to wait for his college fund to grow.  He did get a dog out of his last sale.
