Do you use a laptop or folder (paper) for your listing presentation?
I have been using my folder for a long time I think its time to update myself and start using laptop and bring along a copy in a folder for sellers to preview later.
A laptop is prob. the best way to go. (saves paper) . I ussually don't bring anything with me when I go on a listing presentation.. except maybe a CMA (for the sellers to keep) and the contracts. I feel it's more personal and I get a better response.
I don't use a laptop or a folder. I use a simple interview sheet that allows me to ask questions. I do bring the comps but will not bring them out unless the seller is estimating a value that is too high.
I have both,depends on my read of the customer what tools I use.
I just bring a seller questionaire, a CMA, a list of other similar properties I have sold, some testimonials from past clients who they can call, and a listing agreement.
I also use both, depends on the customer. It really depends on my read of them. I am thinking about switching to paper only though, it is more personal and you aren't stuck to a format.
I've had a lot better success with the paper version and really get to know the client better. I am really interviewing them vs them interviewing me.

Personally I have decided they are going to list with me before I arrive so I put together a folder with the CMA and employment agreement along with mls input sheets, for them to keep.
For around 1-2 dollars I have left them with a very nice looking folder my card on the front center, I have been called and when I asked them why they were using me, The answer is they looked through my items left behind.
Just my way of doing it.
I use a laptop with a KILLER Power Point Presentation. If the client is not tech savy, I have a folder presentation in my car at all times. I never forget to bring the Listing contract (filled out in advanced), and always leave a personalized folder filled with information and goodies.

Always use a laptop powerpoint presentation. It addresses every possible question except price.
I was using a laptop at one point, but I started to feel too much like a "salesman", with the flip charts and graphs, and any computer presentation, people honestly dont seen impressed by it. (I consider myself more of a marketing person) I use a great pre listing package delivered at least a day or two before the appointment, it explains all the marketing upfront.And yes, I get them to read it or I wont hold the appointment.
Then I interview them, to find out if I really want to spend my marketing money on them, marketing their property.
Then its a CMA and contract paperwork, and I only pull comps out if we cant agree on a price before hand.
Like Rocco, I too have a KILLER listing presentation on powerpoint. However, since I generally do multiple listing presentations in a day, my computer battery just doesn't make it and since I usually do my presentations at the kitchen table, an outlet is not always near by.
I solved my issue by putting a personalized ppt listing presentation on a website page (named for the client) and giving the client the URL in their pre-listing packet so they can watch it before I get there. Works great!
Donna, I like your personalized ppt presentation idea how do you do it? Do you have to buy domain for every customer or sub-domain from point2agent?
I always take basic stuff as everyone mentioned CMA, listing agreement in my folder and my clients have detail marketing plan, cma and some helpful tips on how to make their home more saleable.
Most of my clients are tech savy...Northern Virginia is consider east coast silicon valley. I have heard during my office meeting few agents do take their laptops. I was not sure it look more sales personality or an agent who is cutting edge/tech savy.
