I know we all have our opinion about Zillow but I was wondering if you post your listings on the website? Its free and one more place to give our listings a exposure.

No, we haven't posted any on Zillow, yet. Good question though. I have read a lot of email over on Realtalk where the gist was that there was a lot of concern about Zillow as it apparently is a form of a brokerage (I haven't personally confirmed this).
On the other hand, it would be interesting to see if people have generated sales from posting their listings on Zillow.

im not sure how I feel about Zillow. I have met with sellers, I did a market analysis for them, and then they tell me they feel im too low and they did a search on zillow and based on what they see they come up with a higher number. From my experience, I am not likeing zillow too much at this point.
Zillow has a lot of inaccurate info on homes in my city. Wrong number of bedrooms, bathrooms, square footage, lot size, etc. How can they have accurate values with wrong information?
But, if they can sell my listings, I might try listing there, I will look into it further.
Sure! Give them all the information they lack for free by putting listings in!

I would be very careful of Zillow.
I sell a lot of units in a local higrise. The floorplans are all alike in standard units and have little deviance from floor to floor.
Zillow's information is no where close to accurate on about 80% of the listings and the values of sale often don't match.
Unless I am personally setting values for Zillow, I find it completely unreliable.
There have been several posts in the last few months about Zillow. This one is the most eye opening of them all that I can remember.

Hmm, over 3 Million visitors per month. In accurate information. Educate my sellers as "why" it's in accurate and give them the choice as to whether they want their homes in Zillow or not.
Track Record = 100% of my sellers said "Absolutely, before and after posting their homes there.
If the seller says Yes, do I have the right to say no? I suppose I could. But will I? No.
I simply explain to the sellers the degree of inaccuracy and "WHY" the valuation system is wrong 95% of the time. It does allow you to place comments and do your own "Zestimate". Albeit, the Zestimate is very limited as well.
As far as them selling leads. Shame on the agent that "buys" the leads. Is that Zillows fault? I'd have to say no. I'd say its the agents fault for being suckered into believing that buying dead leads in the first place is something viable.
But hey as long as those agents are out there chasing dead leads they are opening the door for us to get the live ones! LOL
We will advertise on Zillow IF:
1) The zestimate is higher than the asking price.
2) They provide a link back to our website where our marketing materials will be. they do this over on the side, which we think is a weak link. We prefer a link to the "virtual tour" which will be the direct link to our marketing stuff will be, but Zillow does not. I am considering making a "photo" with the link info printed on it so someone could, if really interested, key in the link and get there.
Buck-up, folks, Zillow is NOT going to take our business as long as we are nimble and keep adding value to to what we offer our clients. Zillow bit-off more than they can chew - they are the snake who ate the pig!

Embrace Zillow. Your customers have .Yes , I know that the price estimates are typically not accurate, but it's a chance to educate your client about the benefits of working with an agent.
Not if I can option out. I don't want to handshake with all the local realtors. I bought smaller yard signs, about the size of directional signs, because most signs are downright ugly. For most of the things we take for granted there are other options.

I'll put a listing or two on Zillow. I even put my name in the register for free - picture and link to my web site. The place you want to be on is www.Trulia.com which is better than realtor.com in my opinion. The game has not changed. Just a few different players. The game is to get listings.
We've posted on Zillow. It seems that everyone is logging in to at least look. General consensus is that they realize that the site is way off on pricing but they still look.
Funny you posted this thread. I was just reading Inman News last night, about how Arizona is asking Zillow to decease their Zestimates. Quoting their valuations are not appraisals. The general public don't understand the difference between the two. How many times do you have to tell your seller, that your CMA is not an appraisal, and they ask you what's the difference. After reviewing the site, and looking more into it, I will be taking my listings off that particular website

When I posted that Arizona had the right idea, I really only meant that I would rather NOT have Zillow around than help them become a powerhouse internet site.
I have to agree with Jay that we all do our own estimates that are NOT appraisals!
