Photos of New, Incomplete Construction

Recently, when I joined the “Point 2 family” I had one listing to display at my web site. It is new construction and I got the listing as the outside had just been finished but the inside had almost nothing completed yet. I put up only one picture of the outside. I got e-mail from several of you ranging from kind, helpful advice about the need for multiple photos to insults accusing me of being lazy for not taking more pictures.

 

This raises the question, “Should I have taken interior photos of plumbing, electrical and bare studs (now, now ladies, I mean 2x4’s)?” What should I do next time? I’ll be getting new listings with this same builder and others hopefully.

 

It is a very nice house and the interior was just completed last week. As soon as the interior was complete I took many digital photos and posted 14 nice ones at my site. Those who were kind enough to visit my site when there was only one photo, please return and see the 14 new ones. My MLS requires at least one picture for residential listings.  So, when we have an unbuilt or under construction home we scan and post a picture of the architectural rendering or drawing of the front of the home.  For more pictures you can scan the floor plan, elevations, and survey.  That way the potential buyers can see what it will look like when completed.

Ditto what Mark said, use the architectural renderings and possibly the floor plan if it is clear enough to read after scanning.

I think if someone is not capable to understand that this is an unfinished new construction, this business is not for them.

There are hundreds of sites on the web where you can make free banners.  One I like is www.animationonline.com.  They are so easy to make and you can paste them on the picture page. You can create messages like: "Not Ready, yet. Under construction", or "Too new for Photos".  

Go to my website, in my listings, you will see what I am talking about.

Thanks for the feedback. This builder does indeed do great work and I will be listing everything he builds. He is going to build some office condos for doctors and dentists soon and I look forward to listing those.

Another suggestion would be to take photos of the subdivision including the amenity center, swimming pool, tennis courts, entrance, streetscape, etc. to round out the picture portfolio.

You can also, if your property appraisers office has them, put the overview of the lot..how it's situated.  The floor plan is great. If there is another home just like it, finished, you can put those pics in with a notation that it's not of the actual home being offered.   Or..you can do just what you did with a notation of more pictures coming soon.

Maybe put in the description that the house is under construction and the more photos will be posted at the inside is completed. Then if an agent writes you and calls you lazy you can e-mail them back and call the kettle black and explain to them if they were to LAZY to read the description to see that it is under construction then they need to leave the business as was suggest earlier in the comments!

And Mary, I knew you are always on the look out for a good stud - ROFL!

I agree with everyone else about the floor plan renderings, plot plan, etc.  But also what alot of the builders agents do around here is post pictures of the same type house and photoshop "similar home" onto the photos.  This seems to be the easy way around only having 1 picture, as long as the builder has other homes of the same floor plan that you have access to take pictures of.  If not, then a clear explaination regarding the compeletion dates should work...if not....you cant please all the people all the time...so just let it go in one ear and out the other!
