HGTV Real Estate Shows

I was watching one of those real estate shows (tuned in halfway through) on HGTV last night. The show featured a REALTOR trying to sell a home for a woman who insisted on too high a price plus she had had numerous repairs done to the house which were not up to code. In the course of the show the listing expired without selling. The seller blamed it on the REALTOR, surprise, surprise. Then she had the nerve to ask his advice on picking a new REALTOR to list it again. He said, “I recommend ME! I have already spent $1,500.00 marketing your home and I now know it better than any other REALTOR.” She just laughed and showed him to the door. After he left she said, “It’s kind of like a divorce isn’t it. Oh well…”

 

Did any of you see that show?

Yes, it was an older lady who had tons of clothes. Her basement was not up to code.

Brings up a good question, do you want to be the first agent or the second one. I have been both and not sure yet. Maybe the second agent has more leverage, and either could have refused her listing terms.

When someone wants to list their home at a too high of price I have stood up and told them I wanted to be their second agent. It feels pretty good when it does it expire. To this date, I've been right everytime. 3 turned down listings 3 expired listings. Not one has re-listed with an agent yet, but I continue mailing them just listed and just sold cards. We will see if they call!

If I were the agent and I knew they were not going to relist with me...I would have referred it to another agent as the owner requested. Then at least I could have gotten a referral fee.

Mary, LOL...You really have a way with words! The times I have seen second agents come on the seen in these shows, that next agent always looks like they are doing a better job. They seem more agressive. I suppose knowing that another agent was not able to sell it makes you more agressive.

Maybe this is something we all should be doing. Gary mentioned our time management as a direct result of our success. Maybe he already does this and will recommend the correct software?

After the first agent lost the listing, the new agent finally talked her into getting permits for the remodeled basement and found out most of it was not up to code and she had to redo a lot of it. The new agent was also having trouble selling it which proves to me that the listing wasn't worth the time and effort for an agent since the homeowner was unwilling to listen to his expert advice.

I haven't watched many of the episodes for this show but I have had the impression that it usually puts the agents under the microscope. Those that I have seen, they have made the agent look as if they are not doing their job well.

But he manufactures aircraft parts and then watches the History channel about aircraft so what's the difference?

I was this way in my previous career, also. As an Optometrist, on my honeymoon in Santa Fe, New Mexico, I saw an Optometry office and had to stop in and meet the Optometrist and spend some time there. I also did this in London and Scotland on vacations.

I now do this with real estate. I find real estate agents are not quite as hospitable to other agents. We should be, it could turn into a referral source.

Those aren't just high heels, they are termite finders. Notice how almost every house Ginger buys has termites? Those spiked heels penetrate through that bad wood and uncover their work...way too late usually.

Mary, you really are a fan aren't you...me too! I have started to count how many times they have to bleep Richard. He's a cocky guy but I really like him for some reason, probably because he is very successful doing what he does. I'll have my own helicopter someday.

I like the way Richard knows to price the property they have just remodeled a little low to sell quick. He buys them right and can make a profit without being unreasonable about the sale price.

The seller is an investor client of mine and I got the feeling that he felt I was not doing my best to market the home. This home was contracted two years ago and completed about a year ago. He was originally going to use it as his Florida residence for tax purposes. He purchased two other homes and about 8 months ago decided to sell this one. We lowered the price each month until we were at his cost plus commissions. There were still no offers on the home and we had the lowest price in the community. In my contact management program I have got in the habit of doing several things. I post all showings with any comments I receive, all conversations with the client, all expenses involved with the sale, when I visit the property, when I did an email campaign, discussion I had with other realtors in the community, comments my seller made in out conversation. I also post cost I incur so I have something to go back on come tax time. On his property the list was four pages long during the 170 or so days, I had it listed. Now all of this information sound like it takes a long time to do, however it is just a copy of my schedule as I do it on a daily basis. If I fill the flyer box, I post a date to go check it. If I talk to someone, I bring up the file and make a note. Mainly so I remember, since the mind is the second thing to go when you get old.

When I met with him I had copied his contact list into word. That allowed me to edit out any notes that I didn’t feel were pertinent to my cause. I then presented him with what I had done to market the property, which also showed cost, where costs were involved. I had spent over $800 on his property. I also had our conversations, conversations with the other realtors, clients and everything I had done to market the property.  When I met with him, I said one of the things I would like to do with you today is review what I have done to sell this home and see if there is anything you feel I could do different since I feel that I have done all I could. As we went through the four pages of text and numbers, he had a change of attitude. It was there in black and white and if he did decide to interview another agent, they would have to come up with something I had missed to steal the listing. He accepted my reason for the failure of the property to move and understands more clearly now what I had done to market it. I still have the listing for another 6 months and perhaps by the end of this year we will start to see some activity in this community. We could sell it at a loss and move it now but he doesn’t need to and the market is only about $20,000 away from us now. This is a $369,000 home. So, I use my contact management program top both schedule my daily routine and support my cause when it is needed. It sounds like a lot of extra work but it actually is less work, than trying to fly by the seat of your pants and plan a weekly schedule.

Howard, I wondered about that, there have been several times they do not bother to get permits and act like they don't need them and then they get shut down until they conform. You never see them working with other agents but if they buy at sheriff sale or auction I guess they wouldn't.

Mary, Richard Davis doesn't seem organized at all. Ginger has to clean out his Tahoe every six months and digs up several thousand dollars worth of checks to take to the bank.
