Rebates At Closing

I had a young, high income couple ask me to show them homes on Saturday. They found me online and we were meeting for the first time. No sooner had the introductions been made than the husband asked me if I’d rebate half my commission to them at closing. I calmly explained that they did not need to worry about my commission since the selling side would pay that. He replied, “Oh, I know all about that but we have already done MOST of the leg work for you and we have had friends say their Realtors gave them a big rebate at closing.” I replied, “Yes, there are Realtors who probably would do that but I do not. Perhaps your friends will give you the name of their Realtor.” He replied, “Well, these friends live in California.” I told him, “Well, I am sure there are a few desperate Realtors here in Texas, too, but I am not one of them.”

 

I then went on to tell them that for my full commission I could likely save them more money by negotiating a lower sales price and/or the seller paying some of their closing costs, etc. They said, “Oh, anyone we work with will have to do all those things and offer a rebate.” I said, “Thank you for telling me all this in the first few minutes of our meeting, rather than just before to the closing date. I really appreciate that, because I do not rebate my commission and perhaps I am not the Realtor you are looking for.” I stuck to my guns.

 

This was Saturday and they called me Monday morning to say they want to go ahead and use me not only for their own purchase but their parents are retiring to this area and they would like for me to help find a home for them as well. When I left them Saturday I felt sure they would not use me and I was fine with that, but now I have doubled my business with them. I assume it will all work out well, but I will let you know if it turns out otherwise in the end.

In one breath the husband told me they had already done "MOST of the leg work for me" and in the next breath said "We need some help with this." They said they needed help because I politely said that if they had done so much of the leg work already what was stopping them from doing ALL the leg work themselves.

By the way, the ONLY leg work they had done was come up with 3 houses they wanted to view by looking on the Internet. They did not like any of them once they saw them in person.

I've been making a stand with sellers lately, too.  Don't want to list it for the price I suggest?  NEXT!

I used to say something like:

You know, I don't blame you for asking, and you can probably find an agent who doesn't have much business who will do that for you.  I guess they know what their services are worth or not worth.  On the other hand, I can promise you that my experience and expertise will actually put more money in your pocket, today and at resale time, than what you are asking me to do.  So - What's more important to you?  Getting half the commission back, or getting the best price on the right house?

I later found out he attempted, unsuccessfully to locate the owner so he could buy it solo.

He didn't know how to find out what I did . . . that the property had a tax lien on it, the owner was institutionalized and an agent in my office owned the lien.

You don't know what you don't know . . . I heard that on the radio last weekend and that is so true!

Again, do you think that a managing partner in a major law firm is willing to make the hourly rate that a new associate in a small law firm makes?  The consumer may or may not recognize the knowledge and years of education that a good Realtor brings to the table yet some factor in "I can get a deal with another Realtor - maybe one that is starving."  No offense to the Realtor that doesn't apply or bring the skills, knowledge and expertise to the table but I do want to get paid and not discount.

They are looking at high priced homes so it could have been tempting to offer them something but instead I said to her, "You guys have looked at homes on the Internet, good for you. I have seen this in many different business models, when you start dicounting or rebating you end up getting referrals for more and more people that expect the same thing. Soon your entire business is based on working for less and you face the problem of having to cut service somewhere so you can serve more people for less and less money per transaction. This is a formula for failure in the end.

I prefer to ONLY work with people happy to pay me what I am worth and then happily refer others willing to do the same thing. You can then concentrate on building a great reputation for the highest service and enjoy the referrals that this brings.

NAR had an ad campaign not long ago saying something like, "Your time is important, let a REALTOR handle the many details...etc." and they would show busy professionals in their work place doing their thing while a REALTOR was out their seeing to the details of the largest purchase most people ever make. After I talked to them I wished that I had remembered that tag line, "Doctor _____ your time is important, spend it doing what you are so well trained to do, while I do what I am trained and experienced to do. Don't waste your valuable time trying to do my job for me. Can you make more money in an hour practicing medicine than you can save yourself searching the Internet for an hour looking at homes? I am sure you can."

Is there a similar site for calculating rebates from Attorneys and Doctors? There won't be one for Attorneys since many politicians are Attorneys first.

More Realtors need to run for political offices.

Rod, I think Exclusive Buyer Agreements are a good thing and should become more common in the future. I know of a few cases where a Realtor has spent a great deal of time with a buyer only to be cut out before closing.

I feel certain there will be Realtors who are not afraid of change and will do very well in the future. I know there will be Realtors that become discouraged and drop out of this business, but that is nothing new.

Last, I feel a Realtor in a kilt will do well as the winds of change come his way. ;-)

Bill, kudos to you.  I am in the middle of a similar situation with a seller with regard to repair issues.  After I get over the shock of him asking me to give up my commission to make his deal work, and we actually have a dollar amount to negotiate, we are going to have a conversation that greatly mirrors yours.  I don't believe that any of us should be asked to work for free.  I will post again when I get through the negotiations.  It should make for a great read.

It sounds harsh at first but it works.

Your fee was already agreed to when you listed. A deal's a deal. :)
