Less and Less Feedback after Showings??

Is anyone having the same problems with getting feedback after showings? I have seen a local trend that has me furious! Many agents in our area aren't giving feedback after showing our listings. There aren't even leaving business cards after showing our properties. In this market with less and less showings per listing our clients are desperately seeking feedback. I have called several agents back and left messages with no response. I am seeing this as a pattern in our local market. We all need feedback on our listings so that we may make changes ie: price reduction, repairs, curb appeal etc. Many of my clients tend to make changes more readily from the feedback from other agents when it collaborates my advice. We are seeing more agents driving buyers all over town to show tons and tons of listings and use that as an excuse not to call.  Clearly we must find a balance, and yes we have tried post showing emails etc. with no great response. When they call for showing instructions I clearly inform them of the need for feedback still with minimal response. Anyone having the same issue?

I have shown that agent's listings many times and I've always received that form from her.  One day, I saw that agent at a Realtor function and I complimented her on the clever tool she uses.  She replied that she has mixed feelings about using it.  She claims that in some instances it has helped her convincing the seller to reduce the price bet it also caused many a grief to sellers because agents weren't kind in their comments or price suggestions.

I call my agents for feedback and I keep Keep calling the agents until I get them.

Just remember that I showed a lot of homes that looked a like somedays. Please keep this in mind, be kind to your buyers agents out there doing the tough stuff. If the buyer is interested in a home I will write and ask the questions. If it showed terrible I love to report that. :). But no feedback would normally be that the home was OK, did not stand out from any of the others, priced the same, showed the same, etc...don't worry about it. I had to tell my seller that the other day. If I did not hear anything back, means they are not interested and no complaints.

Edward, here is something a little out of the box that our office does.  We caravan all our new listings right after the office meeting.  A carvan sheet has been made up and on that sheet are questions like rate exterior, rate interior, listing price and what you think it will sell for.  After the caravan we turned our sheets in to the receptionist and she makes copies for the agents who's properties we just saw.  Now not always will you need help the first days out on the market, but think this is a good tool.

Marcia and I also use showingfeedback.com - cost is free - agents seem to like this as we are getting a good response.

It seems like when they call, I am always on the road, or I don't have that buyer's file with me at that moment and I have no clue which house they are calling me to get feedback on.  You know, the one with the big tree in the front yard.  It's the house that looked the best on the street.  NO, I don't know which one you're talking about....they ALL had big trees in the front yard!!  

If you send me an email, then I am at my home office where my file is at, and I can look up which listing it was and give you more accurate feedback on that property!

I also HATE HATE HATE when I schedule an appointment and the listing agent says....Give me a call after the showing and let me know what you thought!  Ummm.....NO, if you want feedback, then you can contact me!  That's your job!

We send feedback requests through email, and we get about a 90% return rate.  It might take them a few days to get back to us with the feedback, but we have wonderful luck with email!

If they are driving down the road, and have no clue which house you are talking about, just to get you off the phone...they'll probably not give you accurate feedback and just tell you....oh they didn't like the location or the layout, when in reality they have no clue what house you are calling about.  My suggestion is to send the feedback requests via email and see how much better your luck is that way!

Anything beyond a call to let you know I'm dropping off an offer is a waste of my time and yours. I do ask my clients what they thought of the property. Sorry Edward, but you get no sympathy from me.  I'm not a complete curmudgeon if you call me and I remember the property and what my client said about it I will be happy to tell you.  I just don't want you to call me asking for feedback.   Good luck!

I always make an effort to provide feedback, but there are times when I don't have the time or energy maybe 5% of the time. I receive feedback probably 50% of the time unsolicited, and 75% if I call looking for it. I have tried the auto email feedback form, but haven't had any luck with that at all. One other agent uses it in this area, and I quite like it. I can respond at 2 in the morning if that's when I have time and can take my time to include all the pros and cons of the property that my clients have stated.

As an example, I showed 7 different properties to two different clients yesterday, and emailed each agent around 11 pm (when I had the time) with feedback. I was able to give fairly detailed feedback when I had some time to sit down and think about the good, the bad and the ugly of each listing. I make notes on my copy of the listing cut as we go through each home to remind me of certain points.

There is one agent here that has had 4 viewings on two of my listings over the last three weeks, and the only time I hear from her is when she wants to get back in. I am tempted to deny her next showing based on the fact that she has yet to provide feedback, but know that wouldn't be in my clients best interest. If a client calls asking for feedback and I haven't received any, I let them know that although I have tried to contact the other agent, they haven't responded. A few sellers have asked why agent "xyz" didn't call back, and I tell the seller to fill in the blanks about the agents professionalism.

Not giving feedback is a disservice to the two agents and the seller.

It's not the showing agents job to call you and give you feedback just becuase they showed your listing.  

I always give someone feedback on a listing if they call or email me about it.  I simply stated that I would rather they email me and not call me, so that when I do provide the feedback, I know it's accurate!  It just seems that when they call, it's always at the worst possible time.  If they email me, then I can send the feedback at anytime...even 2am like you mentioned.

I'm with Becky ... around here (Northern Illinois) the listing agents request feedback. The showing agents work for the buyers and whether or not they give the listing agent feedback upon request is up to them.

I had very little luck with getting feedback over the phone but ever since I started using the email feedback system (upon Becky's recommendation), I've had almost 80% response rate!
