Joe is the expert on here right now.  Plus you can pick up enough information on Google to make a person crazy.  Marcia and I have two going on right now, a listing and a sale.  We treat them like any other deal with the exception that a lender is involved for final approval.  What makes our listing hard is I have agents submitting low ball offers then get mad when my client comes back with a counter offer.  My client might be getting a 1099 from the lender and is not willing to take much less than market value.  

Don't run away from them just remember to count to 10.
