Advice in a Buyers Market

Hello,

 I am new to Point2 and a rookie agent with just over one year experience.  I am looking for advice to help me succeed in a buyers market.  Here we have a large number of homes on the market and the buyers are in hiding right now.  Any advice you can give me will be greatly appreciated.

Back to the basics is what I do.  Live on the phone until I have a minimum of 3 scheduled appointments for the week: in a good market I make a minimum of 23 calls per day to prospect.  Any person I see, grocery store employees, gas station clerks, postman....anyone... I ask if they know of someone considering a move.  Target FSBO's - they are more than likely buying.  No stone left unturned until you exceed your goals, but why stop there?

Here in SC I have been doing what I use to do in California as a rookie, talking to every person I meet. In Cali you were allowed to door knock as well but homes are much closer together than here (lol). I just picked up a listing a couple of days ago from a dodge dealer who was trying to sell me a car. I didn't buy a vehicle from him but I got the phone number to his friend who listed his home with me and is looking to purchase as well...hopefully one of my listings!!! Good Luck

Also, informing your seller of the market condition is crucial. If he can carry back a contract  the OWC in an ad will be attractive to  buyers, even if it's only for a short period of time. Having the seller pay closing costs is another offering to attract buyers.

Being creative is essential to survive during a buyer's market. Many agents here in Northern Baja don't see it but we're suffering the effect of the slow stateside market in our re sales....

Only the strong agents who set their lines in the water with the right bait will survive.
