I Need Your Brilliant Minds

I sent my resume to a developer/builder who called me today and wants to meet with me tom. (Sunday March 11). He told me that he would like to utilize some of my talents.  My resume is 100% truthful in regards to my education, my experinece and what I have done with my real estate career. I am very confident of my abilities to do an awesome job, however, I can't help but have a little fear that he won't like what I have to offer.

My builder presentation includes:

  • Brochure design
  • Web site design
  • Advertising campaigns and sales promotions
  • keeping up with construction loan financing rates
  • interior design
  • virtual tours
  • call capture system

I need ideas for the advertising campaigns - I am pretty creative in advertising and drawing attention to my projects but I would like to know what you have done.

Please share your creative ideas.

It's OK if I'm off the mark, but it sounds like you're headed in the right direction, as long as the objective is to let the client decide to use you based on all of the cool stuff you know and do driving potential buyers their way.

As far as specifics with regard to your project, I don't know enough to do anything but harm your efforts.

The builder needs you, not vice versa :-) Keep that in mind and your fear will politely move aside.

The developers I have worked with the past said that they liked the way I would try new ideas and test new markets to stay ahead of the competition.  Ask them about what they feel makes their product different from the rest out there… if they can not answer you… let them know that is the first place to start.  Also ask them what they have tried prior before offering suggestions.  They love to talk about their project, so let them by asking lots of questions and make sure you sound excited about the ideas you have to show off their property and get results.  More importantly be sure to sell them on you as a sales professional, rather than your ideas.   Ideas can be duplicated, but Rhonda can’t…

If you have Proquests #800 call capture system, do a demo right in front of him. Get nice premium photo paper, make a Flyer up with a picture of one of his new construction homes on it with the 800 number and a dedicated voicemail box for his home. Make a voice tour up on the extension,First telling about the development/subdivision, and then"walking him" through his own home with all the features and upgrades from one room to another. Have the system set up to send a text message to your cell phone when someone calls on his voicemail box you have set up. SO when hes calling and listening, you are getting the text message with all his caller information, address, name, etc., and he will see it first hand right then and there. Then go into how you work 24 hrs a day, and you respond back ASAP to a hot prospect with your cutting edge system! You can then talk about how many more leads and calls you generate with the system, compared to the traditional advertising ways.

You can promote his dedicated 1800 number and voicemailbox on your sign rider, flyer box, and most effectively in your Home magazine ads, with everything going back through the #800, capturing all info.

From the picture I would agree she is an attractive woman almost as attractive as my wife.

I dont think he meant it as a degradtion.Compliments can boost ones confidence also. Also a pleasent looking person can break down many barriers easier than a person who doesnt look as pleasent ,as unfair as it may seem to the less attractive people in the world.This is the way human beings think and it actually is broken down to a primitive instinct we all carry in our physicie. This does not mean that an unattractive person can not suceed but they will have a bit of a harder time with some people.

BTW, if you are with Prudential (or any large franchise I assume would have their own) go to PREA centre and they have an entire Developer package and outline of what has worked for successful agents and their builders.  There are also video clips of seminars on how to get the development and what marketing works best.

You said that you fear that the builder won't like what you have to offer, yet you also say that the builder already wants to utilize some of your talents. Let him do the talking and just listen.

If necessary, tell him you will need a day or two to put together a formal proposal if that is what he is looking for. Good Luck!

Well, the developer and his wife liked me (I think) I was honest in all my thoughts and just shared my knowledge regarding real estate.  I do not have to worry about marketing (just a few creative ideas) because his communities are actually a franchise and the franchise does all the marketing.  I just have to sell which is OK with me.

the nomber of replies to this post should give you the confidance your looking for i belive that you need to show confidance of your trade and if you do then you have more to offer the builder then he does to you in this buyers market

I have been dealing with my teenager who decided to go mail box bashing last night with his friends - they got caught and I received a phone call around 12:30 Sunday morning from the sherrifs dept.  Even though my son did not do any of the bashing, he is still gulity for even being there......so anyway, I was feeling a little stress when I arrived at my meeting today. :)
