Don't wait to call!

There was a recent post about whether to call a new lead from your website, or just put them on drip.  Myself and most others recommended calling right away and do drip.  I should have taken my own advice.  I got a registration with phone number yesterday around 12pm, and put off calling.  I tried last night with no answer, then again late this afternoon.  She said "Oh, I got a Realtor yesterday afternoon".  Ouch!  That hurt.  If I had called right after getting the notice, I probably would have been her Realtor.  Lesson learned.

Yes, I always call right away. In fact if I get an internet lead that's more than 24 hrs old i consider them worthless. (i still call them as a formality but I don't expect to get anything out of it). Even if they don't leave a phone # I'll send them an email telling them to call me and I'll be happy to talk to them about the listing they're inquiring about, If they don't call they're probably not serious anyway.

Thank you for bringing this up.  Do you ever get the impression they thought you were spying on them?  What do you say when you call them so they don't feel that way?

If they give me a phone # I don't think they will feel like I'm spying on them. They're usually just impressed at how quickly I respond.

Martha - that was part of my hesitancy to call right away.  Buy I agree with Anson, if they gave a number they should not be surprised to get called.  I hope to get points for being prompt (and not lose another prospect :).

Lonn has shared some script he uses when he contacts them. It is just like a fact finding mission to determine their experience on your site without coming on like a salesman. Just so they know you are available and ready to help meet their needs. It can be as simple as that with no pressure.

I have NEVER been sorry that I called. I just act like I am their friend and I want to help them, if I can. No pressure.

My husband and I divide up the real estate chores based upon our individual strengths. He NEVER calls because he seems to have less luck with calling. We think that I am just better on the phone. (Years and hours and days of calling my friends has finally paid off!)

Like Mary posted (and I'm not sure if it was Lonn  or someone else) but someone did say that they told the buyer that they "just wanted to let them know there was a 'real' person behind the website, ready to assist them whenever they are ready". That is the approach that I take also, and it is warmly received.

Yes I call right away...I have the website text me when I get a Hot Prospect and I call ASAP.  Most people when surfing the web look at a lot of sites(don't You?).  If you call right away, they may still be looking at your site.

I usually just say Hi...I just wanted to introduce myself, If you have any questions or need more info ...just let me know.  Everyone is usually very nice.

I felt like a spy also. So far I have been tentatively poking my toes/nose out with a return e-mail but I think I shall brave the telephone call.
