Make the PHONE RING! (A Becky's answer post...)

Ok, so we know the problem and the solution:

PROBLEM:  The phone isn't ringing causing a rut to set in.

SOLUTION:  Consult the advisors on Reliberation, make it challenging for them, make it fun.

So here's the schtick-- Starting with the letter A name something that you can do to make the phone ring.  It can be anything, but be in turn...A, B, C (so on and so forth).  By the time we finish this post, we'll have 26 ideas to make the phone ring that will be obvious and not so obvious!

A: get your ADVERTISING together.  Reassess the effectiveness of current ADVERTISING and plan future ADVERTISING.

B: conduct a BROKER open house.  Good for networking and good for sales!  

C: CONTINUE your education and get ready to serve your clients better.

K - Keychains - Low cost advertising medium to attach to keys at closing or distribute at every opportunity.

L - Love - Be passionate about what you do and let everyone see it. We are in one of the greates professions that exists.

M - Mentor - share ideas with others. Help a new agent. It will come back to you tenfold, the youthful enthusiasm of new agents is infectious and a motivator, and you will feel good for doing it.

N - Network - Call other agents together for coffee; share ideas, visit each others listings, build relationships. We're in the sales business and can't do it all alone!!

O - Organize - (See B - Budget) Plan your work; work your plan) You can't reach your destination without a good map!

P - Prospect - Commit to prospecting each and every day for a minimum amount of time. Waiting for the phone to ring is not prospecting; making the phone ring is!!

Q - Quiet - We all need periods of silence to think and collect our thoughts. I drive most times when alone with the radio off and use that tme to gather my thoughts and devise ideas to drive my business.

R - Read - gather as much material as you can. On line newsletters, periodicals, blogs, etc. There's a weath of ideas out there. Tap in to them. Become an expert.

S - Signs - Park benchs, rear of busses, billboards, yard signs, fence signs. Get your name out there!

T - Team - Assemble a team, promote the benefits, and free yourself up to devote more time and energy to prospecting.

U - Understand. Remember you're a Realtor. We do not control the market. Consistent prospecting will make your business bullet proof in good and bad markets. It's cyclical. Don't beat yourself up. Everyone has slumps. Remain positive.

V - Volunteer - Get out in the community and do some good deeds. Fundraise, sponsor. Raise your public profile. It will also make you feel good and help build referrals.

W - Web presence - Have a quality web site that ranks high in search engines

Z -

Practice the first 23 and you won't have to worry about X-Y-Z!!!

These are techniques and strategies we employ in our business and we have deleveloped a consistent flow of referrals, repeat business, and the phone is always ringing!!!

To make the phone ring with potential clients you need to contact EVERYONE you have done business with up to today.

Whether it is with a postcard, calendar, email, phone call, post it etc.  Contact everyone and let them know that you are looking for prospective buyers or sellers and would appreciate a referral.  Sometimes reaching out and asking is all it takes.  And who better than your current client base.  I try to reach out atleast once a quarter w/ some sort of hello to my client base.

When I want a transaction I plan a party. Depending on my current budget I either have 3 or 4 couples to dinner - if I have more money and time I have 30 people to a cocktail buffet or I might have a gala party with all of the trimmings. For my extravaganza's I have criteria who gets invited: people who referred a real potentail buyer or seller to me whether it closed or not, people who bought or sold a home with me, people who have had my family or I to breakfast/lunch or dinner.

Regardless I ALWAYS sell a home from someone who attended my party or someone they referred to me. So what letter Ron can this be?

Go for coffee.  When my phone is not ringing, rather than sit there and will it to (yes, I have actually done that) I go for coffee!

I get looking professional and go to my local coffee house and get a nice coffee and a snack.  I take along the newspaper or some other non-intimidating reading material and sit down and relax. Don't take a book because no one will talk to you.

Invariably someone will strike up a conversation and I almost always get a new lead.

It beats sitting looking at that stupid non-ringing phone and I always come home much happier than I left.

I have gotten 3 new buyers and 2 listings just by going for a coffee. And by the way, the coffee house is now one of my listings! Check it out! www.laurieskinkle.com

Vaughn, what a way to put it down!

Michelle, you can put it as any letter you feel it fits.  P for party, S for Sphere, R for referral...your guess is as good as mine and probably better.

Let's play nice folks...typos and errors are bound to happen, but remember that everything you write is out there for general consumption, so Be NICE! :)
