Price Patrol, help me out!!

I need the best price you have seen for the swing arm sign holders.  Usually made of PVC but looking like wood with a stake that goes into the ground for support.

They look like this although this is far from the best price I've ever seen:

Yes, I got mine from Oakley and it seemed reasonable. Plus, we get a discount.

Ron,

Isn't there an outfit(s) in your town who specializes in providing real estate sign post services by renting "per listing"?

I rent mine all the time.  They charge I think only $25-30 per post per listing (I use 2 for a corner house).  I love the convenience that I don't have to store them; they maintain them (clean and paint them); they also store your signs at no extra charge; they have all the riders you need (pool, water front, Reduced, etc) for another $2 to $5; and they even put them in the ground and remove them when finished.

Why would you do that John?  Unless you only take 10 listings a year, why would you pay someone to RENT a sign post?  These posts are only about $50 each so renting a sign post twice or paying for it outright...seems a no brainer to me.

They are PVC so there isn't much to maintenance, wipe 'em down with some windex or something...no paint needed.  My riders only cost me about $2 bucks a piece and then I own them forever as well.  The only advantage I see is having them installed and removed.

What if someone steals it?  I have lost one sign in the last three years but that's not to say it couldn't happen again. So if I own  it, I'm out my investment, but if I rent it, what happens?

I pretty much know that I'm looking at 50-60 bucks per post and another 40-50 per sign so I'll have quite an investment in them, but they will be mine forever.  If I wanted to go a cheaper route, I could always just buy stock signs from my office, which are $25 each, including frame and sign but I am trying to "improve my image" so to speak and go away from the traditional sign look and go custom with my signs.

I think renting some equipment can be a good idea, but I think it doesn't work for signs, at least at that price!  Thanks for the tip though.

Ron,

I understand your economic point of view.

I do it for the convenience of it: maintenance, storage, and best of all  is I don't have to worry about finding time to haul them to the property(I don't have a truck), dig holes, etc... and dig them out, patch the holes, haul them back to storage, clean them, etc... So for me, it worth the 25-30 bucks.  And your right, I do about 10-12 homes a year, the rest is mostly condos (the headaches are the same, though)lol.

As for stolen sign posts while you rent them, I know my provider will replace it at no extra charge.  That hasn't happen to me yet, but it is not to say that it does not happen at all.

Ron, I agree with you. I own all my signs and I don't think it's that much trouble for maintenance, storage or hauling them.

If you own them and you don't have a way to haul them hire a teenager to put them up. I have done that and the ones I use are very reliable. Teenagers can always use the extra money. I had several of the small directional stolen so I've stopped using them. Now I have people wanting me to start using them again. This is where I think I'm going to use the cheapest ones I can find.

Hi Ronda,

Well,  how much does that cost you to hire that kid twice per listing (install and remove). Is it $10 a trip? I can't imagine anyone would pick up a post wherever you store it, haul it, dig the hole, put the post in and secure it straight for less than $10.  So, my $25 isn't too far off and I don't have to worry about it.

I see advantages either way.  I'm like John and use a professional service that manages the whole shootin' match; Installs, removes, stores, et cetera.

Frankly, I'm too busy to even answer the phone so...wait, that's someone else....  :)

Seriously, it does mean one less thing for me to do, and with gas prices, a trip both ways, twice, is certainly a consideration.  Some of my listings are an hour away (at city street speeds).  That's got be mean another $10+ for two round-trips.

I have my sign riders custom made; they are not metal, it's a local place.

I guess this is one of those things that differentiate us as agents...course not that anyone would even see that part of our business.

I was under the impression that there were no holes to dig, they were done with spikes and then the PVC sign holder goes over the spike...

Sorry Ron,

I am not familiar with the PVC posts. I have seen only a few of those around and I suspected that they were not from the post providers.  If it is the case, where you can just stick them in the ground, maybe that is a good deal after all. How far in the ground can you stick them in - Enough they won't wobble or sway in heavy winds?

Have you seen the latest real estate signs that have reflective whatever in the metal so, at night, when a driver shines his lights on them, they glow like those signs on the highway.  I checked into it and they are very expensive to buy.  Not a good investment these days but neat idea.

Anyway, with the zillion homes for sale in my area, maybe I ought to quit real estate and go in that business. What do you think? ;-)

Ron,

I use these http://www.smsproducts.com/colonial-yard-post.CYP-52.aspx

I believe they are some kind of a light metal. Very easy to install and carry around and the price is great. The link that I attached shows it as a 52" tall sign (including the inground part) but you can find them on other websites taller as well. I found the 52" be just enough.

I pay them $10 a trip and I have gotten referrals from their parents also. So for me it is worth more money. The kids get some pocket change and I get referrals from the parents. A win-win in my book. I have teenagers calling asking me if they can do things for me. The parents like the idea of them helping someone and I get my name out in the community.

The ones I have (they're probably the same) have a base that has a 10 or 12 inch long spike that you drive into the ground. You slide the post over the base and install a pin to attach it. I can't use them everywhere because we grow lots of rocks around here. but they work well if you're putting them in an established yard plus you don't have to break out the post hole digger. The angle iron on a regular sign (with the help of the 8 pound hammer) works better for me in the places that seem to grow the most rocks. I don't expect you'll have a problem in Katy. $38.00 apiece is a good price.

Oh my gosh.  I thought you were talking about open house signs until I looked at the picture on the link Becky put up.  We have a local sign company that takes care of all that.  We buy our signs and they store them, clean them,  put up the posts, with our sign, and any riders.  Also take them down.  No wonder you want PVC Ron.  Our sign posts are wood and I am sure pretty heavy!  Ron if you don't have a company in your area that will do this service for your or your company (or all the other companies in the area) perhaps this would be a good business to branch out in.

OK, I am in Arizona and our office buys the signs and has the sign company put them up.  Since it is usually hotter than blazes here, I thank my lucky stars every day I don't have to worry about it.  However what Rhonda said about hiring teens to do the work sounds really great so I might try that for the directionals.  Thanks for the idea.
