P2A Listings and Google AdWords

I was thinking about this and gave it a try.  If you're using AdWords to drive traffic to your site, why not create a campaign that will drive traffic to your listing.

Here's what I've done.  I added a listing to my P2A site.  Created a subdomain for it. (http://621croftdrive.ephiladelphiarealestate.com)  Then created an AdWord campaign with specific keywords for that listing and pointed to it.  I'm getting about 10 visitors a day and it costs me about $0.40c a day.  I think it's a pretty cheap and target way to advertise a listing.

Any thoughts?

That sounds like a good idea. You can not beat the price for the traffic you are getting and 10 clicks a day just on a subdivision key word is excellent.

I think I will give it a try. I have used adwords before  at a much higher cost per click but on a much broader term.

Not as regards the number of other agents appearing in an organic search for that term?

I'm located in Bucks County, outside of Philadelphia and I'm concentrating on 3 separate townships and a total of about 80 subdivisions.  I got all their names from the MLS system and put them on my site.  If you visit my site, you can actually see that list for yourself.  After my home page was indexed by Google, I started receiving traffic from people searching for a subdivision name.  Not many people are using subdivision names as their keywords, so they're not competitive at all and very easy to end on first page of Google in a very short time.  Oops, gave out my secret.

Some of my searches were:

homes for sale in huntingdon brook

townhouse in saxony manor

buckridge farm homes

listings in lamplighter village

You would be surprised how many people know where they want to move.  These days, the Internet provides our customers with lots of research tools and sometimes they know more about the neighborhood they want to move into, then we do.  You'd be surprised.

Get the names of all the subdivisions from your MLS, if possible.  Place them neatly on your home page and after about a month, check your analytics and see what terms people are using to find your site.

It will be an eye opener.  Over 90% of my traffic is coming from people searching for a subdivision name.  I'm hoping that my traffic will increase once I hit page 1 in Google.  Right now I'm only on pages 2 and 3 for my major keywords, but slowly climbing up.

Your idea is excellent and i will definately use it.

Its also a good way to get listings as you can sell the idea to sellers that there property is getting individual advertising on google.
