Have you had a unique home to sell?

Hello gurus,

I'm about to sign all the paperwork for the new listing that I received recently, but the property is not your usual home.  It's a 3.5 acres farm with a 3 stall barn, in-ground swimming pool and other unique features.  Now, I'm trying to come up with some creative ways to market this home.  Of course it will be on MLS, my site, hundreds of other sites, but I need to find a way to market this home to someone who loves horses.

If you don't mind sharing with us, tell us what was your most unique home that you sold and how you advertised it.

I think this can be a very interesting discussion.

I would suggest a BIG BLOWOUT OPEN HOUSE. The only unique property I have ever had in my small burg, was a log cabin (5 bed, 3 bath) built in town, small town America. We had calls on it constantly because it was so unusual for our city. I don't do alot of open houses because they haven't ever worked here but this one I did and did it up good. Background, music, snacks, freebies, etc. It did not sell to any of the visitors, but a FRIEND of a visitor bought it, there was so much talk about it he had to see it. If you get no leads, at least you have showed your effort for your seller....and they appreciate that.

I would take flyers to any local feed and tack stores, we have a farm and lands magazine locally, I'm not sure if you do or not, also, I would advertise in a few horse trader circulars, etc...hope this helps

Awsome ideas.   Thank you all for your input.  I know this one agent in my area and he found a client who was looking for a very expensive house.  His price range was between $4 MIL and $5 MIL.  So when this agent was scheduling showings, he was actually reserving a chopper to fly his client from one house to another.  That's creative.

A chopper, now that is the only way to view properties. All of the ideas mentioned are great. There is an underground horse community out there that you have to tap into. <aybe visit some riding stables as well or look for local horse shows that might have programs you can put your listing in. I get a some calls of the sign but without seeing inside the people calling are usually expecting a much lower price.

I have a friend who works at a local race track that has posted the listing where all of the owners, trainers, and staff take their lunch.  

I do like the idea about the feed store though, I will have to find out if there is one in the area or if it is done more on a delivery basis.

Not to horse around here, but a couple of ideas you might rein in are these.  Learn the equestrian community's 'language', and include all the appropriate terms you will need, i.e. tack room, bale drop, etc. .  Review other horse property listings to look for cues.  In Connecticut, there is one firm that specializes in horse properties.  They have a great website www.cthorsefarms.com, I'm sure you will pick up some pointers there.

Another idea worth mentioning is the website www.writemyad.com, I don't know if they can handle the horses or not, but it sure is a fun site to play with.

I don't have any advice for how to market the property - I think the ones suggested are great ideas.  I do want to tell you about a property I sold last year (I was not the listing agent).  One day I was out with my clients and we saw this house that looked like it had been vacant for a long time.  I called the number on the sign and the agent told us to go on in.  When we first entered the home it looked "normal" with a long entry foyer and a very large room.  After walking down the long foyer to the left was a long hallway, kitchen, and to the right was this really wierd room that looked down to the basement and when you looked up (It's not like you could miss it or anything) there was an open room SUSPENDED from the ceiling - just hanging there in all it's glory.  It was really wired.  At the other end of the house right in the middle of the floor was a spiral stair case leading to the basement.  This house had so many mazes and wired features that my clients LOVED it - they bought the house (It needed A LOT of work too).  The agent had it on the market for a couple of years with no offers.  I guess there is a buyer out there for ALL properties - we just have to find them.

I used ebay to market the property.  It cost about $150.00 and the exposure was great.  It is on their site for 30 days.  I had people contact me from as far away as Hawaii.  I did not end up selling it to any of them, but I did sell it to someone moving here from out of state.  It was well worth the exposure and can drive traffic to your website too.  Prospects can e-mail you right from the ebay page.  You should check it out.

What price range are you in?

I would have a realtor /chamber of commerce open house

Seems like I get alot of unusual homes .The best was a converted convent.

First had to line of an auctoneer to clear it out this was 4200 square feet of stuff.

I thougth aadult community in fact I showed to several clients who were involved with adult communities. a A family with parent and teenagers  bought it.

Remember one mans trash is anothers treasure!

Have a one day sale 3.5 acres sounds like you have a lot of room. Invite all your clients,friends, relatives & anybody else you know & have a  Ho Down. Get some dancers,have some music, do a BBQ, get a jumper for the kids ect ect you know what i mean.  it sounds like a pretty pricey property so go for it. even if it cost a couple grand think of the commission you will make.Dont Forget to invite me.

I marketed in several ways, "5-acre estate with horse barn", "Equestrian property with Guest Quarters", "Close to town but away from it All", etc.

What I found to be most effective was to let similar property owners in the area know that it was for sale. Most of the people were horse owners that had friends that might be interested, or knew of someone without horses that just wanted a nice house with some acreage.

The company that had the listing before me tried just the Horse Property approach and had no lbuyers in 6 months. I got a little more creative and had it sold in 3.

The way I did it was with lots of pictures and I also had brochures done (for free) from a local lender; you can give them the MLS Information (with color fotos) and your contact information, and they come up with a flyer with all of the information you give them compiled in one page, and the lender also has the opportunity to market the different ways of financing available with them; I display these flyers at the Open House and Keep them handy at the office to give away. Just an Idea!
