Real Estate Scripts

By: Russell Volk

Hello everybody,

just wanted to know if anyone here is using the real estate scripts in your daily activities and if you do, which scripts did you purchase?  I looked at Mike Ferry's scripts and they look pretty doable.

Any advice or experience would be greatly appreciated.

Thanks,

Russell Volk

They are tried and true...I use them daily & it makes prospecting fun. I can discuss anything with the potential prospect & still keep on track with my questions...right down to getting the appointment.

Great tool...

Good luck...

I USE THE SCRIPTS THAT WERE SUPPLIED TO US WHEN I WORKED FOR AN EXIT FRANCHISE IN NORTHERN ONTARIO CANADA. ONCE THEY GET STUCK IN YOUR HEAD THEY JUST ROLL OFF YOUR TONGUE. MOST SCRIPTS NEED TO BE TUNED TO SUIT YOUR OWN MARKET AREA AND THE PEOPLE YOU DEAL WITH....COUNTRY VERSES CITY FOLK. YOU GUYS KNOW WHAT I MEAN. YOU GUYS IN FLORIDA MUST KNOW AT LEAST ONE EXIT SALES REP.. MAKE SURE ANY SCRIPT YOU USE SELLS THE PRODUCT AND NOT YOUR OWN BAD SELF. EVERYONE KNOWS THAT ALLL REALTORS ARE GREAT. AT LEAST IN MY VILLAGE.SPRING HAS COME TO THE NOTH SO ITS TIME TO GO SELL BUSH PROPERTY AND ENJOY NATURE. HAVE A GREAT DAY

The key thing is that the scripts are well....uhhh....scripted.  What I tell my troops (Agents) is here are the scripts.  Take them home and run through them.  Add your own flavor and make them yours.  Who ever needs some email me at Gary@BayVistaRealty.com and I will provide a few for you.

Hi Russell

I think scripts are a good starting place, after a while the words will become your own

Russell, I thought your new picture was very nice, as to scripts, be real, be yourself, know your business and be prepared to think on your feet. The key is in reading and understanding the client and being able to relate.

I have them but I choose not to use them. When people learn them IMO they sound like a used car saleperson. Kinda cheesy. Most people learn them but don't adapt them to themselves. If you adapt them then they sound more realistic. IMO..

I like the Mike Ferry scripts, just make them your own so you feel  and sound comfortable in your delivery.

I have not used them but I would really like see some if you have any good ones you are willing to share. My opinion is that if you get used to what questions to ask in the right order as you are in a conversion you find out what you need to know. But now I find myself getting side tracked in conversations and missed all the middle questions and have to call them call back. Which is not very enjoyable...     I have been in land aquistions and now with the market down, I am trying to work all leads and need as much help as possible shifting from a buyers agent to selling agent is difficult enough. But at this point I  am not getting that many calls that I can afford to look so inexperienced!!!! So any help is greatly appreicated.

I agree with Ronda ... have seen them, have learnt a few but just can't use them ... feels too artificial ... probably because I don't like when people use scripts on me either.

Scripts are the life blood of good real estate agent.

Movie stars select their next project by selecting a great script. Script is just another name for a set dialogue.

Some succesful scripts are:

1. Do you want fries with that?

2. Paper or Plastic

3. Will that be for here or to go?

4. Are you ready to order?

5. Are you working with another Realtor?

6. If you find the perfect home today, are you prepared to make an offer?

These are all scripts that are used in various industries.

They are tried and true and lead to an eventual decision being made. That decision can turn a good day into a great day.

Great topic Russ. I have been searching for something useful and not littered with sales pitches for other products. I'd also welcome anything others are using successfully to jeff@jeffshorter.com.

Thanks

We use a combination of Mike Ferry and Floyd Wickman scripts.  Scripts make all the difference from getting the appointment to getting the listing to getting the sale.  They keep you on track and in control.

MikeFerry.com has free downloadable scripts.  Floyd Wickman's dialogues can be purchased at 101dialogues.com.
