Where do you find Buyers?

If you don't mind sharing, what have you done sucessfully that brought in buyer leads and then eventually sales.  Basically, what do you do to find buyers?  Which techniques have worked and which failed?

I think this can be a very interesting brain-storming discussion and loads of ideas from the best heads in this business.

My buyers come from referrals from satisfied clients - 25%, repeat customers - 20%, my websites - 30%, and everything else (yard signs, MLS, networking - 25%.  For example, at this time I am working with 3 repeaters, 4 referral from a past client, and 1 from one of my websites and 1 from my other website.

Offer to hold an open house for the agents with listings in your office.  Any one that walks thru the door have them sign in.  Send them a thank you note after the open house and go from there.

Offer a give-away at the open house...that way you get 'real' contact information.

Question of the year!  I have listed over 22 homes in the last 90 days, but have only picked up two "VALID" buyers as clients.  By the look of things, and the lack of movement in this market, the question of "finding buyers" is probably on most every agents mind.  I think a good use of the samples of the feedback of the other Agents will net us all the lions share of what we are in search of.  No magic answer though.  Tenacity, persistence, focus and PRAYER are the best methods for all your endeavors.

The problem with holding open houses is that my brokerage concentrates mostly on investment properties.  Most of the properties are either tenant occupied or shells.  So it's kind of difficult going that route.

I blog.  I've been blogging, but I did not get a single lead from blogging.  So far, the only benefit of blogging that I see is to improve your SERPs.

Last Sunday, I placed the MLS search on my site.  Since Sunday, I had 16 people who signed up to view properties.  I have their name and email and some do provide a phone number, but when I tried calling them, it was fake.  So email is the only way of contacting those people.

I'm just trying to brain-storm some ideas that will help us all.

Russell, it doesn't happen overnight. I write at least 3 or 4 blog posts a week and I'm sure my SEO improved as a result. But even better, an out of town client contacted me directly as a result of a post and as soon as their house sells, they want to buy. I just obtained a new listing from a client who found me via my website. His thinking was that if he found me, others will find his property. Keep at it, be consistent, grow and nurture every contact, the payoff will be there.

You do get lots of prospective buyers from them.

For Investment Properties probably more difficult, but might be worth it.

Newspaper Advertising? Not sure if you do that in the States, but for us here also quite effective, although expensive.

Website leads and signs help.
