Internet leads follow-up

Hello everyone,
I've finally setup an IDX search on my site through IDXPro and have gotten about 25 leads in the first week. Most people provided (what seems to be) a real name, some fake emails and some did not provide phone numbers. I have about 15 leads that I can call.

Those that did provide a phone number, I'd like to call them right away and try to just let them know that I'm here to help and if they have any questions or wish to schedule a showing, to contact me.

I'm looking for the actual dialog or a script of this conversation. Is there a place to buy one or perhaps someone can share their own?

I haven't yet checked DNC yet, but was thinking about that.  I have seen sites that have explicit disclaimers indicating they are giving permission to call by leaving a number.  I do state that leaving a number is optional, so felt that if they give it, then they are giving permission.

I hope I never have to test this!

Second, DNC allows you to call anybody who leaves a number  for 90 days - as I understand it. But I am not a lawyer nor a DNC expert.  So check the rules for yourself if you want to...
