Is the Summer Vacation over yet?

Hello everybody,

I haven't had a chance to participate in all the discussions lately, but I have been reading most of them.  I'll try to contribute more as the slow months of summer are upon us.

Here's my question, have you noticed a traffic decrease in the month of June?  My website went from an average of 150 unique visitors per day in the month of May to about 80 unique visitors per day in the month of June.  That's almost a 50% decline.  I can't wait till September.

I was checking my Google rankings today and my home page is concentrating on 18 different keywords.  For 15 keywords I'm on the first page of Google and for the other three, I'm on a second page.  I'm very happy with my SEO efforts and seems like all this hard work is finally paying off.  But I did not notice a large increase in traffic.  Maybe an extra 10 visitors per day.

I can't wait till September, so I can trully test the effect of better rankings.

Fortunately, I'm working mostly with buyers right now, so I have a lot going on.  I discontinued my PPC on Google except for one ad for my B&B that is for sale, so my traffic is down a tiny bit on the website.  I have good organic rankings on Google & Yahoo for a couple of keywords, so it's staying up there.

I've been concentrating mostly on Google.  Number of unique visitors and prospects has dropped about 50%.  I used to get about 20-30 prospects a week, where now I'm at around 10-20 a week.

I understand it's summer and many people are on vacation, but that is a drastic drop.

I am getting more and more of those from the pipeline I have been filling for several years. It makes me think that from the startup, website marketing is a 3-5 year deal before the steady sales start coming in. It is not an overnight producer where you get leads and close on them in a month, but if the pipeline is filled, the ones from 6 months, 1 year, even 2 years, begin to show up and say -- I'm ready to buy.

Mike, I totally agree with you, that it's all about filling the pipeline.  I implemented the IDX solution in April, so there's no real pipeline yet, but eventually, just like groundhogs, they will come out.

I'm staying positive and waiting for September.

All I can say is....YIKES! That is what I am experiencing. Right now I have 5 buyers who truly consider us to be their realtor of choice, but they are not yet in a position to buy. I am hoping it won't take 5 years!

It will trickle way before 3-5 years, but I'm thinking the establishment of a full steady flow may be a 3-5 year process -- especially if you are establishing longevity and recognition with search engines.

Sharon, I'm getting a lot of those 6 month to 1 year out buyers right now, too.  I've heard that many times it doesn't take that long, that they just are not ready to make a commitment to the process or agent yet.  If we follow up, continue to stay in touch, offer friendly advice and information on real estate, it will happen and it's part of the pipeline filling process.  When I first started, I didn't even know there *was* a pipeline, much less how to fill it. :)
